Prefabricated House Inspection Report
The prefabricated house inspection report primarily focuses on the structural safety of the house, conducting risk assessments and classifying safety levels based on relevant standards. The content covers various aspects of the house's main structural quality and must be carried out by a qualified third-party organization.

Inspection Basis and Safety Level Classification
The prefabricated house inspection report is based on the current "Standard for Appraisal of Dangerous Houses" (JGJ 125 - 2016) or the "Standard for Reliability Appraisal of Civil Buildings" (GB50292 - 1999). It comprehensively evaluates the risk of the house by considering factors such as the foundation, base, superstructure, and dangerous components. The risk of the house is classified into four levels: A, B, C, and D:
- Level A: The structure meets the requirements for safe use; or the safety factor complies with the assessment standard requirements, does not affect the overall load-bearing capacity, and there may be a very few general components that require measures.
- Level B: There are individual dangerous components but they do not affect the main structure's safety; or the safety factor is slightly below the assessment standard requirements, has not significantly affected the overall load-bearing capacity, and there may be a very few components that require measures.
- Level C: It is locally dangerous; or the safety factor does not comply with the assessment standard requirements, significantly affects the overall load-bearing capacity, measures should be taken, and there may be a very few components that require immediate measures.
- Level D: The entire house is in a dangerous state; or the safety factor is highly non-compliant with the assessment standard requirements, severely affects the overall load-bearing capacity, and immediate measures should be taken.
Inspection Report Content
The content of the inspection report typically covers the quality of the house's main structure, including whether the foundation and base have experienced settlement, movement, or deformation; whether the upper load-bearing components have shown cracking, deformation, or damage; and whether the enclosure system has experienced deformation, cracking, or damage due to foundation settlement or insufficient load-bearing capacity of the load-bearing structure. For old prefabricated buildings, special attention should be paid to whether there are cracks at the joints of the prefabricated panels, which is a key observation point for structural safety.
Inspection Organization Requirements
House safety appraisals must be carried out by legally selected third-party organizations with corresponding qualifications. Regular organizations can be queried through the website of the Ministry of Housing and Urban-Rural Development or the "House Safety Appraisal Organization Directory" on the official website of the local housing and urban-rural development bureau.
