Prefabricated House Foundation Requirements

Admin September 18, 2026

The foundation requirements for prefabricated houses cover design, construction, supervision, quality responsibility, and special technical specifications. These must strictly adhere to national standards and industry norms to ensure structural safety, durability, and functionality.

Design Requirements

  1. Survey and Design Quality: Survey and design units must conduct work in accordance with mandatory engineering construction standards. Design documents should specify technical indicators such as the specifications, models, and performance of building materials, components, and equipment to ensure compliance with national quality and safety standards.
  2. Design Document Signatures: Registered architects, structural engineers, and others must sign design documents, taking responsibility for their accuracy to avoid design flaws that could lead to construction risks.

Construction Requirements

  1. Construction According to Drawings: Construction units must strictly follow design drawings and construction technical standards, prohibiting unauthorized modifications to the design or cutting corners to ensure construction quality aligns with design requirements.
  2. Construction Safety Measures: Safety technical plans should be developed based on project characteristics. For high-risk projects (such as deep excavations and high-formwork supports), special construction organization designs should be prepared, and protective measures should be implemented to safeguard personnel safety.

Supervision Requirements

Supervising engineers must oversee the construction process through methods such as on-site supervision, inspections, and parallel testing, focusing on checking material quality, component installation accuracy, and connection reliability to ensure construction complies with design documents and quality standards.

Quality Responsibility and Supervision

  1. Quality Responsibility: Construction, survey, design, construction, and supervision units are all responsible for project quality, forming a responsibility tracing mechanism.
  2. Quality Supervision: Engineering quality supervision agencies should conduct spot checks on the quality of project entities, the behavior of responsible parties, and the compliance of testing units. They should supervise completion acceptance, form reports, and establish supervision files.

Special Specification Clauses and Technical Parameters

  1. Structural Safety: The live load of prefabricated floor slabs should be ≥200 kg/m², with a span of 3-6 meters (special calculations required for exceeding limits), a placement length of ≥10 cm, and effective support connections.
  2. Seismic Performance: Node connections should be equipped with energy dissipation devices or redundant constraints to withstand repeated design earthquake loads.
  3. Sound and Thermal Insulation: The sound insulation of separating walls should be ≥50 decibels, and the impact sound of floor slabs should be ≤65 decibels, achieved through elastic pads or floating floors.
  4. Service Life: The design life in normal climate zones is 50 years (with inspections every 10 years), shortened by 20-30% in high salt spray or freeze-thaw zones, with an anti-corrosion coating thickness of ≥30 mm.
  5. Fire Protection Specifications: The fire resistance limit for load-bearing walls should be 3 hours, and for floor slabs, 1.5 hours; steel structures require fire protection, and fire isolation zones should be established in high fire-risk areas.
