Cost of Prefabricated House Finished Products

Admin September 18, 2026

The cost of prefabricated house finished products varies significantly due to factors such as region and configuration. In China, the cost per square meter is approximately 300 - 600 yuan, while overseas selling prices can be several times or even higher than the factory price.

Domestic Costs:
The cost of prefabricated houses in China is greatly influenced by house area, configuration, and region. Taking rural Henan as an example, the total construction cost of a two-story, 300-square-meter prefabricated villa from foundation to roof sealing is 250,000 yuan, with a cost per square meter of about 300 yuan. However, this price only includes the rough main structure (such as walls, floors, and roofs). If additional configurations such as photovoltaic roofs and smart home systems are added, the comprehensive cost will rise to about 600 yuan per square meter. For small-sized prefabricated houses, such as a two-bedroom, one-living-room unit of 70 square meters, the total cost of the finished product, including kitchen and bathroom facilities and reserved socket outlets, is less than 200,000 yuan, translating to a cost per square meter of about 2,857 yuan. However, such houses are usually delivered with fine decoration, and the configuration standard is higher than that of the rough main structure.

Overseas Costs:
The cost differences of prefabricated houses in overseas markets are even more significant, mainly affected by transportation, tariffs, assembly, and localized configurations. For example, the factory price of a prefabricated house made in China is about 200,000 yuan, but after fine decoration overseas, the selling price can exceed one million US dollars, with a price increase of several dozen times. Taking Oregon, USA as an example, a prefabricated house purchased by a couple costs 15,800 US dollars (about 107,000 yuan) itself, but after adding ocean shipping, tariffs, customs clearance, and inland hoisting fees, the total landed cost reaches 28,689 US dollars (about 193,900 yuan), an 82% increase from the factory price. Such cases indicate that in the cost composition of overseas markets, transportation and localization costs account for a very high proportion, and fine decoration standards (such as interior materials and home appliance configurations) will further drive up the selling price.

Core Factors of Cost Differences:

  1. Configuration Standards: There is a significant cost gap between rough main structures and fine-decorated deliveries. Additional systems (such as photovoltaics and smart homes) will substantially increase costs.
  2. Transportation and Tariffs: Overseas projects need to bear long-distance transportation, customs clearance, and local assembly costs, which may exceed the value of the house itself.
  3. Market Positioning: Overseas fine-decorated prefabricated houses are usually targeted at the high-end market, and the pricing strategy includes brand premiums and localization service costs.
