Prefabricated House Finished Product: 30,000 - 40,000 RMB

Admin September 19, 2026

In China, there are basic prefabricated house finished products priced between 30,000 and 40,000 RMB. The price composition and characteristics can be analyzed through the following key points:

1. Typical Products and Price Range
The 70-square-meter fully furnished house produced in the Hengshui industrial belt in Hebei is a typical representative, with a factory price of about 30,000 RMB for the basic model. This type of house adopts an expandable container house design. Core components such as the steel structure frame, insulated walls, and water and electricity pipelines are pre-assembled in the factory. After being transported to the site, it only needs to be expanded, fixed, and connected to water and electricity to be ready for occupancy. Its price advantage stems from the modular production mode: more than 70% of the processes are completed in the factory, the construction period is shortened by more than 60% compared to traditional house building, labor costs are reduced by more than 50%, and the overall cost is only 30-50% of that of traditional overseas construction methods.

2. Price Comparison Between China and Foreign Countries
Taking the US market as an example, the price of a 40-foot prefabricated house body is 15,800 US dollars (about 110,000 RMB). After adding transportation, tariffs, and other fees, the total price is about 28,689 US dollars (about 200,000 RMB). In contrast, the basic models in China further reduce costs to the 30,000 - 40,000 RMB range by optimizing materials and configurations (such as using lightweight insulated walls and simplifying the water and electricity systems). However, it should be noted that this price usually does not include additional items such as foundation construction and interior soft furnishings.

3. Relationship Between Configuration and Cost
Low-priced products are mostly simplified versions. For example:

  • Structure: They adopt standard container sizes (such as 6 meters × 3 meters) and expand the area through splicing;
  • Materials: The walls use polystyrene (EPS) sandwich panels, which meet basic insulation needs but have lower performance than brick-and-mortar structures;
  • Functions: They are only equipped with basic water and electricity interfaces and lack upgraded systems such as solar power supply and whole-house smart systems.
    If additional features such as floor-to-ceiling windows, underfloor heating, and smart home systems are required, the cost will increase accordingly. For example, upgrading to double-glazed floor-to-ceiling windows may add 2,000 - 5,000 RMB, and a solar power supply system requires an additional 10,000 - 20,000 RMB.

4. Applicable Scenarios and Limitations
Such houses are suitable for short-term residence, temporary housing, or scenarios with limited budgets, but the following factors need to be considered:

  • Durability: The anti-corrosion treatment of the steel structure and the lifespan of the wall materials are usually 15 - 20 years, which is shorter than that of traditional brick-and-mortar structures;
  • Compliance: Some regions have strict restrictions on the uses of container houses (such as for residence or commercial purposes). It is necessary to confirm the land nature and planning permissions in advance;
  • Comfort: Their sound insulation and heat insulation performance are relatively weak. They rely on air conditioners in summer and require additional insulation measures in winter.
