Prefabricated House Finished Assembled Type

Admin September 18, 2026

Prefabricated house finished assembled type is a building form that involves industrial production of building components and on-site assembly, also known as prefabricated assembled building.

I. Definition and Types Prefabricated assembled buildings transfer a significant amount of on-site work from traditional construction methods to factories. Building components (such as floor slabs, wall panels, stairs, balconies, etc.) and accessories are processed and manufactured in factories, then transported to construction sites for assembly using reliable connection methods. Their types include prefabricated assembled concrete structures, steel structures, and modern timber structures, adopting standardized design, factory production, assembled construction, information management, and intelligent applications, representing modern industrial production methods. Modular buildings are a more integrated model within this category, breaking down buildings into independent modules, completing all manufacturing such as ceilings, floors, and utility pipelines in factories, and then transporting them to sites for assembly, akin to 'building with blocks'.

II. Technical Characteristics and Advantages

  1. Technical Scope: It covers prefabricated concrete structures and steel structures, with components including prefabricated products such as beams, slabs, walls, and columns.
  2. Core Advantages:
    • Shortened Construction Period: Factory prefabrication and on-site construction proceed simultaneously, reducing on-site work time.
    • Reduced Pollution: It lowers construction pollution such as dust and noise, meeting green building requirements.
    • Controllable Quality: Factory standardized production ensures component precision, reducing human errors.
    • Energy Efficiency and Environmental Protection: Modular buildings optimize material usage through integrated design, reducing energy consumption.
    • Easy Maintenance: Prefabricated components can be disassembled and replaced, facilitating later maintenance and renovation.

III. Development History and Policy Support China's prefabricated concrete technology began in the 1950s, initially applied in factory and residential construction. After the 21st century, it revived due to production efficiency and environmental advantages, with companies like Vanke Group developing assembled shear wall residential structural systems and applying prefabricated frame technology. At the policy level, by 2025, 80% of newly started assembled buildings in Hainan Province will be prefabricated; starting from 2026, all residential land sold in Guangzhou will implement assembled buildings, with commercial and industrial land adopting them 'wherever technically feasible'. Additionally, Chinese-made prefabricated houses are selling well overseas, with Guangzhou Customs exporting 1.4 billion yuan worth of modular houses in the first four months of 2026, a year-on-year increase of 38.1%.

IV. Special Requirements for Modular Buildings Although modular buildings offer significant advantages, they have extremely high requirements for industrial foundations, needing support from technical systems, production systems, and industrial clusters. Currently, they are mainly applied to projects with high demands for construction periods and quality.
