Compensation Standards for Demolition of Prefabricated Houses
Admin September 18, 2026
The compensation standards for the demolition of prefabricated houses vary depending on different circumstances and compensation methods, primarily including monetary compensation, property rights exchange (physical replacement), and housing voucher settlement . Details are as follows:

I. Monetary Compensation
- Selection of Appraisal Agency: Selected through negotiation between the expropriation implementation unit and the expropriated party. If negotiation fails, it is determined through voting, lottery drawing, or drawing lots.
- Compensation Benchmark Price:
- Main Residential Buildings:
- Class I areas (such as Dongyuan and Xiyuan communities): Not less than 2800 yuan per square meter for brick-concrete structures, and not less than 2000 yuan per square meter for brick-wood structures.
- Class II areas (other regions): Not less than 2500 yuan per square meter for brick-concrete structures, and not less than 1800 yuan per square meter for brick-wood structures.
- Commercial Buildings on Main Streets: Not less than 7000 yuan per square meter for Class I areas, and not less than 5000 yuan per square meter for Class II areas.
- Interior Fine Decoration and Appurtenances of Main Buildings: Assessed by the appraisal agency based on actual conditions. Sudden decoration or movable items are not compensated.
- Main Residential Buildings:
- Compensation Calculation: Includes housing value, decoration costs, moving expenses, transitional rent, and timely signing bonuses, etc. Depreciation factors must be considered, and the compensation price must not be lower than the price of surrounding second-hand houses.
II. Property Rights Exchange (Physical Replacement)
- Existing Housing Replacement:
- Brick-Concrete Residential Buildings: Replaced with low-rise staircase buildings at a ratio of 1:1.4, or with high-rise elevator buildings at a ratio of 1:1.3.
- Brick-Wood Residential Buildings: Replaced with low-rise staircase buildings at a ratio of 1:1.3, or with high-rise elevator buildings at a ratio of 1:1.2.
- Commercial Buildings on Main Streets: Replaced at a ratio of 1:1.1.
- Future Housing Replacement:
- Commercial Residential Buildings: Replaced at a ratio of 1:1.15.
- Self-Built Residential Buildings: Legally approved buildings are replaced at a ratio of 1:1.15; unapproved parts are compensated at the benchmark price; vacant land on homesteads is replaced at a ratio of 1:0.5; basements or attics with a height of less than 2.2 meters are compensated at 1500 yuan per square meter.
- Commercial Buildings on Main Streets: Replaced at a ratio of 1:1.
- Other Rules: The area of the replacement housing is based on the closest to the replacement area. Any excess or deficiency is converted at the benchmark price; for urban and rural low-income households with a sole residence of less than 60 square meters, replacement is made at 60 square meters; hastily constructed buildings are not compensated.
III. Housing Voucher Settlement Housing purchase vouchers are provided, but specific standards are not clearly defined.
Precautions:
- Only prefabricated houses identified as having safety hazards or included in the demolition plan are eligible for compensation.
- When signing the contract, the building number, address, area, layout, and delivery date of the replacement housing must be clearly specified to avoid issues with common areas or delays.
