Compensation Standards for Demolition of Prefabricated Houses

Admin September 18, 2026

The compensation standards for the demolition of prefabricated houses vary by region and policy, typically including three methods: monetary compensation, property rights exchange (physical replacement), and housing voucher settlement. Details are as follows:

1. Monetary Compensation
The compensation amount is determined through a comprehensive assessment by real estate price appraisal agencies, primarily referencing the market price of surrounding second-hand homes, the intrinsic value of the house (including factors such as structure, location, and depreciation), decoration compensation, moving expenses, temporary rental expenses during transition, and early signing bonuses. For example, the benchmark price for the main residential building may be categorized by location and structure: for first-tier locations, brick-concrete structures are not less than 2,800 yuan per square meter, and brick-wood structures are not less than 2,000 yuan per square meter; for second-tier locations, brick-concrete structures are not less than 2,500 yuan per square meter, and brick-wood structures are not less than 1,800 yuan per square meter. Note: Depreciation of the house may be deducted during the assessment, and all compensation commitments must be explicitly written into the contract to avoid verbal agreements.

2. Property Rights Exchange (Physical Replacement)

  • Existing House Replacement: New houses in subsidized housing communities are replaced according to the proportion based on the original house structure. For example, brick-concrete structures can be replaced at a ratio of 1:1.4 for low-rise stair buildings or 1:1.3 for high-rise elevator buildings; brick-wood structures are replaced at ratios of 1:1.3 or 1:1.2.
  • Future House Replacement: The government plans and constructs resettlement housing, which is replaced according to the proportion of building area. For example, commercial residential buildings are replaced at a ratio of 1:1.15, self-built residential buildings with legal approval are replaced at a ratio of 1:1.15, and those without approval are executed at the benchmark price; commercial buildings on streets are replaced at a ratio of 1:1.
Key Rules: The户型 (floor plan) area of the resettlement housing is based on the closest replacement area, with any excess or deficiency calculated at the benchmark price to avoid disputes caused by area differences.

3. Housing Voucher Settlement
The government issues housing purchase vouchers (housing vouchers), which allow the displaced persons to purchase commercial housing in designated areas or developments. Note: The specific scope of application, validity period, and redemption rules should refer to local implementation details, as some areas may restrict the use of housing vouchers to certain developments or areas.

Precautions:

  • Compensation Eligibility: Only prefabricated houses identified as dangerous by professional agencies or included in urban renewal plans are eligible for compensation. Temporarily constructed houses, structures, and attachments are not compensated.
  • Choice: The compensation method is voluntarily chosen by the displaced person, who must sign a written contract specifying the address, area, delivery date, and other terms of the resettlement housing.
  • Policy Updates: It is recommended to refer to the latest local policy documents or consult the relevant authorities for specific standards to avoid rights and interests being compromised due to outdated information.
