Prefabricated House Construction Costs

Admin September 18, 2026

The construction costs of prefabricated houses vary significantly depending on the type and configuration, which can be broadly categorized into the following three types:

1. Prefabricated Cement Houses in Rural Henan

These houses are primarily produced through modular methods, with costs encompassing basic production, transportation, and installation. The base price ranges from 220 to 250 yuan per square meter (including factory production and quality inspection). After transportation to the construction site and installation, an additional 50 yuan per square meter is added, bringing the all-inclusive price for ordinary residences to just over 300 yuan per square meter. If advanced configurations such as photovoltaic power generation are added, an extra 50 to 100 yuan per square meter is required. In non-pilot areas, due to higher transportation costs, the unit price may rise to 400 yuan. It should be noted that the 300-yuan quote usually only covers the basic shell; if the entire process, including plumbing and electrical installations, is included, the actual cost reaches 800 to 1,000 yuan per square meter. For a 200-square-meter house, the total all-inclusive cost is approximately 160,000 to 200,000 yuan, but some merchants' claims of 'building a house for 70,000 to 80,000 yuan' may refer only to basic modules or simplified plans without decoration.

2. Container Houses (a branch of prefabricated houses)

Container houses are formed by assembling or modifying standardized shipping containers to create living spaces. Their prices are significantly influenced by area, material, and the complexity of modifications: Small single-container houses (e.g., 10-20 square meters) cost around tens of thousands of yuan, suitable for temporary living or simple office use; Large multi-container combined houses (e.g., over 100 square meters) may cost hundreds of thousands of yuan due to the need for structural reinforcement, insulation treatment, and interior decoration. The advantage of these houses lies in their rapid deployment, but long-term residence requires additional investment in insulation and soundproofing modifications.

3. Prefabricated Houses Exported from China to the United States

Designed for the international market, these prefabricated houses are exported in their bare form, with costs including production and cross-border logistics. Taking a certain model as an example, the bare house price is 15,800 USD, and after adding transoceanic transportation, tariffs, customs clearance, and inland hoisting fees, the total landed cost reaches 28,689 USD (approximately 200,000 yuan). These houses are typically standardized light steel or wooden structures, suitable for overseas self-built housing or emergency housing, but considerations must be given to differences in building codes in the target country and the need for localization modifications.

Summary: The costs of prefabricated houses are greatly influenced by type, configuration, and geographical factors. For rural cement prefabricated houses, it is essential to clarify whether decoration is included; container houses are suitable for flexible scenarios but require modifications; exported prefabricated houses must account for cross-border costs. It is recommended to choose the type based on actual needs and request merchants to provide all-inclusive quotes covering transportation, installation, and decoration to avoid hidden costs.
