Prefabricated House Assembly-Type
Prefabricated houses, also known as prefabricated assembly-type buildings, are a form of construction where building components are industrially produced and then assembled on-site.

Main Types
- Panel Assembly-Type: This type uses prefabricated wall panels and floor slabs as core components. It can expand the usable area of a building, but there are certain limitations in terms of design flexibility. For example, in some standardized residential construction projects, using panel assembly-type construction can quickly build the basic structure of the house to meet basic living needs.
- Box Assembly-Type: This involves combining prefabricated functional units. Its significant advantage is a substantial increase in construction speed, which can be improved by 50% - 70%. However, it has relatively high requirements for transportation and lifting equipment, necessitating large transportation vehicles and hoisting equipment to transport the prefabricated functional units to the construction site and install them.
- Modular Construction: This is a more highly integrated model within prefabricated assembly-type buildings. After multiple functional modules are prefabricated in the factory, they are transported to the site for assembly, enabling more efficient construction and higher-quality buildings.
Technologies and Components
The technologies include prefabricated concrete structures and steel structures. Components include prefabricated products such as beams, slabs, walls, and columns, as well as building components and accessories like floor slabs, wall panels, stairs, and balconies. These components are standardizedly produced in the factory, ensuring quality and precision and reducing errors during on-site construction.
Development History and Advantages
China's prefabricated concrete technology began in the 1950s and was initially applied to factory and residential construction. In the 21st century, it has seen a resurgence due to its production efficiency and environmental advantages. It offers advantages such as shortened construction periods and reduced pollution, aligning with the requirements for green development in the modern construction industry.
Policy Support and Market Prospects
The "Guiding Opinions of the General Office of the State Council on Vigorously Developing Prefabricated Buildings" issued in September 2016 pointed out that developing prefabricated buildings is a major transformation in construction methods. Various regions have also introduced relevant policies. For example, by 2025, the proportion of newly started prefabricated buildings in Hainan Province will reach 80%; starting from 2026, 100% of the residential land transferred in Guangzhou will implement prefabricated buildings. At the same time, Chinese-made prefabricated houses are selling well overseas. According to customs data, in the first four months of 2026, the export value of movable houses in the Guangzhou Customs area was 1.4 billion yuan, a year-on-year increase of 38.1%, indicating broad market prospects.
