Treatment of Roofs for Prefabricated Floor Slab Houses

Admin September 18, 2026

The treatment of roofs for prefabricated floor slab houses requires different methods based on roof errors and leakage conditions, as detailed below:

I. Selecting Treatment Methods Based on Roof Errors

  1. Errors less than 5 millimeters:
If the roof flatness error is within 5 millimeters, the gypsum leveling process can be used. This involves applying a thin layer of plastering gypsum, with a cost of approximately 30 yuan per square meter. The construction thickness must be controlled within 3 millimeters. If the thickness exceeds 3 millimeters, issues such as hollowing and peeling due to shrinkage stress are likely to occur, affecting subsequent decoration effects and durability.

  2. Errors between 5-20 millimeters or exceeding 20 millimeters:
When the error exceeds 5 millimeters, plastering or gypsum leveling cannot meet the flatness requirements. In this case, a suspended ceiling solution is needed, such as a light steel keel suspended ceiling or an integrated suspended ceiling. The suspended ceiling can completely cover the original roof surface, avoiding the risk of cracking due to uneven substrates while enhancing the aesthetic appeal of the space.

II. Systematic Treatment of Roof Leakage Issues

If the roof has leakage problems, waterproof renovation is required, with core steps including:

  1. Substrate repair:
For issues such as water seepage from the joints of prefabricated panels and substrate cracking, the substrate must first be cleaned, loose parts removed, and the gaps filled with high-strength repair materials (such as polymer cement mortar) to ensure a solid and hollowing-free substrate.

  2. Rigid joint filling and reinforcement of panel seams:
Leakage in prefabricated panel roofs often stems from improper treatment of panel seams. Special joint filling materials (such as epoxy resin cement) must be used to rigidly reinforce the panel seams, preventing water from penetrating the structural layer through the gaps.

  3. Waterproof layer construction:
Use national standard thickened membranes (such as SBS modified bitumen waterproof membranes) for full-area protection, covering the entire roof area. For areas prone to water accumulation, such as gutters and eaves, special exposed-type waterproof materials should be used for reinforced treatment to ensure smooth drainage and no leakage hazards.

  4. Materials and warranty:
Select regular brand waterproof main materials (such as Oriental Yuhong national standard genuine products) and require the construction party to provide a minimum 5-year warranty. For example, in the Phase I project of Zhonghuan Jiayuan in Putuo District, Shanghai, the combination of the above processes and materials effectively resolved issues such as joint seepage and structural deformation, with no recurrence of leakage after completion.

Summary: The treatment of roofs for prefabricated floor slab houses requires a comprehensive approach that combines error and leakage issues. Priority should be given to solving flatness problems through leveling or suspended ceilings, while systematic waterproof renovation is necessary for leakage to ensure structural safety and functionality.
