Prefabricated Floor Slab House Roof
The common characteristics and issues of prefabricated floor slab house roofs are as follows:

1. Structural and Connection Defects
Prefabricated roofs are composed of multiple prefabricated panels joined together, with inherent defects in the joint treatment between panels. Traditional connection methods, such as grouting or welding, are prone to cracking over long-term use due to earthquakes, thermal expansion and contraction, or building settlement, creating channels for rainwater leakage. For example, the Sanxiaokou Qiguitang community in Hefei experienced rainwater flowing within the prefabricated panels, which could not be completely repaired, highlighting the vulnerability of joint treatment.
2. Weak Waterproofing Layer
Poor waterproofing construction quality is a typical issue with prefabricated roofs. Case studies of rural self-built houses show that 8 out of 10 households experience roof leaks, which are difficult to completely resolve even after multiple repairs. The failure of the waterproofing layer can be attributed to material aging, construction defects (such as improper overlapping of waterproofing membranes), or inadequate base treatment, allowing rainwater to directly penetrate indoors.
3. Rapid Material Aging
The materials used in prefabricated panels, such as ordinary concrete or ceramsite concrete, age relatively quickly, with a typical service life of only about 10 years. After aging, cracks appear in the panels, exacerbating leakage issues, especially during heavy rain. Additionally, insufficient material durability can lead to a decrease in structural load-bearing capacity, further threatening building safety.
4. Comparison of Solutions
- Color-Steel Roof Covering: Offers the best overall leak-proof performance but comes at a higher cost (approximately 60-80 yuan per square meter), suitable for scenarios requiring high durability.
- Waterproofing Membrane Repair: Depends on construction quality, with a lifespan of about 15 years, but there have been cases of construction failure, requiring regular maintenance.
- Plastic Film Covering: The lowest cost option (approximately 2 yuan per square meter), but its effectiveness lasts only 2-3 years, suitable for temporary emergency or low-budget scenarios.
5. Policy and Maintenance Recommendations
According to the 2026 State Council's '15th Five-Year Plan for Urban Renewal', Class C and D dangerous housing (including prefabricated panel houses) must be documented and dynamically updated. Class D dilapidated houses should be expedited for demolition and reconstruction, while Class C houses require partial reinforcement. Residents should regularly inspect their roofs for cracks or leaks, commission professional agencies for safety assessments, and take measures such as observation, reinforcement, restricted use, or demolition based on the results. It is important to note that the design lifespan of prefabricated panel houses is 50 years, and 30 years is not a mandatory retirement line. Demolition and reconstruction should be based on professional assessment results (Class A and B houses can be used normally, Class C houses require partial reinforcement, and Class D houses are treated as dilapidated).
