Prefabricated Flat House Roof

Admin September 18, 2026

Prefabricated flat house roofs are widely used in rural self-built houses, characterized by their low cost and fast construction speed. However, they have deficiencies in waterproofing, thermal insulation, and earthquake resistance. Solutions for water leakage issues include color-steel roofs, waterproof membranes, or plastic film coverage.

Characteristics of Prefabricated Flat House Roofs Prefabricated flat house roofs are directly covered with prefabricated slabs, offering a short construction period and low cost. For example, the total cost for a 40-50 square meter roof is approximately 800 yuan, and the seller usually handles the hoisting. However, their drawbacks are significant:

  1. Waterproofing Issues: High probability of water leakage, with limited effectiveness of traditional waterproofing treatments. There is even a saying, 'eight out of ten leak.' Additionally, repairs are difficult.
  2. Poor Thermal Insulation: The slab thickness is about 12 centimeters, and although it has a hollow structure, its thermal insulation performance in summer and winter is insufficient, requiring additional roofing materials for improvement.
  3. Low Earthquake Resistance: The structural integrity is weak, making it unsuitable for earthquake-prone areas and posing a risk of collapse.

Solutions for Water Leakage Issues

  1. Color-Steel Roof: Made of rust-resistant coated metal sheets, it forms an integral structure through pressing and installation, virtually eliminating water leakage. Installation methods include peaked (for better drainage) and flat styles, with a lifespan of about 20 years and a price of approximately 60-80 yuan per square meter. Its advantages include strong durability and low maintenance costs, but note that long-term exposure of the metal sheets may cause noise due to thermal expansion and contraction.

  2. Waterproof Membrane: Common materials include asphalt membranes or polymer synthetic membranes, with waterproofing effectiveness depending on material quality and construction techniques. The material cost alone is about a dozen yuan per square meter, but the overall cost is higher when including construction fees. The membrane lifespan is about 15 years, requiring regular inspection of seams and edges to prevent aging and cracking that could lead to leakage.

  3. Plastic Film Coverage: Covering the roof with polyethylene film, which is then fixed and covered with soil or other protective materials, has an extremely low cost (about 2 yuan per square meter) and can temporarily solve water leakage issues. However, its weather resistance is poor, and it is prone to aging and damage, requiring replacement every 2-3 years. It is suitable for temporary or budget-limited scenarios.

Selection Recommendations: If long-term effectiveness is pursued and the budget is sufficient, a color-steel roof is the top choice; if balancing cost and performance, ensure the construction quality of the waterproof membrane; plastic film is only suitable for emergency or short-term use. Additionally, regardless of the solution chosen, regular inspection of the roof condition is necessary to promptly repair potential hazards.
