Prefabricated Finished Housing

Admin September 18, 2026

Prefabricated finished housing is a form of housing based on the modular construction concept, where building components are prefabricated in factories and then assembled on-site. It features short construction periods, significant technological advantages, and a wide range of application scenarios.

Construction Mode and Efficiency
The "factory prefabrication + on-site assembly" mode is adopted. Core components such as ceilings, walls, and water and electricity pipelines are prefabricated on factory assembly lines, and modular assembly is carried out on-site using automated equipment such as welding manipulators. The construction period is shortened by more than 60% compared to traditional buildings. For example, a public housing project in Shenzhen used 6,028 concrete modules for assembly, reducing the construction period from 2.5-3 years to 1 year.

Product Forms and Prices
The market offers a variety of choices:

  • Mobile residential containers: Produced in Taizhou, Zhejiang, priced at approximately 4,500 yuan per set, supporting customization and export;
  • On-site temporary container houses: Produced in Tianjin, made of rock wool composite panels, priced at 40 yuan per square meter (3*6-meter specification);
  • Reinforced concrete prefabricated houses: Produced in Hebei, priced at 300 yuan per square meter, featuring earthquake resistance and sound insulation, with on-site installation available;
  • High-end corrugated container houses: Produced in Weifang, Shandong, fire-resistant and heat-insulating, with a package price of 4,999 yuan per set including labor and materials.

Technological Advantages

  • Precision control: Automated production lines achieve millimeter-level error positioning of steel bar locations, ensuring quality control;
  • Environmental performance: On-site operations reduce dust, noise, and construction waste by more than 60%, meeting green building standards;
  • Maintenance convenience: Modular design supports partial replacement. For example, a real estate project in Shanghai labels each component with "ID card" information for traceability management.

Market Applications

  • Export sector: In the first four months of 2026, Guangzhou Customs exported movable houses worth 1.4 billion yuan (a year-on-year increase of 38.1%), and Shenzhen Port exported 1.68 billion yuan worth (a year-on-year increase of 19.6%);
  • Domestic public housing: The Shenzhen project has housed more than 2,000 households, using concrete module assembly technology;
  • Special scenarios: Cangzhou, Hebei, provides special equipment housing such as outdoor camping pods and oil field workshops.

Technological Routes
China has formed a parallel pattern of steel and concrete routes: Steel structures are lightweight and easy to transport, suitable for high-rise buildings and overseas markets; concrete structures are closer to traditional living experiences and have high acceptance in the domestic market. Currently, prefabricated housing has achieved a transformation from on-site construction to factory manufacturing, driving the continuous expansion of China's construction industry in the global market.
