Prefabricated Concrete Structure Housing

Admin September 18, 2026

Prefabricated concrete structure housing is a type of concrete structural building mainly constructed using factory-produced reinforced concrete prefabricated components, assembled on-site. It is also known as prefabricated concrete building or precast housing.

Diverse Types: Prefabricated concrete structure housing is primarily divided into fully prefabricated buildings and partially prefabricated buildings. Fully prefabricated buildings are mostly used for low-rise or multi-story buildings with lower seismic fortification requirements, where all components are prefabricated and assembled on-site. Partially prefabricated buildings, on the other hand, combine prefabricated components with cast-in-place concrete to form an integrated prefabricated structure, commonly seen in high-rise buildings. Additionally, based on structural forms, they can be further classified into panel prefabricated, box prefabricated, and frame prefabricated types, each suitable for different functional requirements in building scenarios.

Technical System: The core lies in connecting prefabricated components into a whole through nodes and joints, ensuring that the structure meets requirements for load-bearing capacity, stability, rigidity, and ductility during both the service and construction phases. Connection methods mainly include grouted sleeve connections, lap connections, and welded connections for steel bars, with grouted sleeve connections being widely used due to their convenient construction and high strength. Supporting technologies such as integrated window and door installation, overall waterproofing for wet rooms, and one-time decoration completion further enhance the building's functionality and construction efficiency.

Significant Advantages: This type of building significantly shortens the construction period through industrialized production modes, especially beneficial for winter construction. Factory production reduces on-site wet work, lowers material consumption and construction waste emissions, aligning with the concept of full-cycle green construction. Moreover, the quality controllability of prefabricated components is high, with production efficiency far exceeding traditional cast-in-place processes, and overall costs gradually decreasing with large-scale application.

Widespread Application: China's prefabricated concrete technology originated in the 1950s, initially applied in factory and residential construction. After the 21st century, with increasing demands for environmental protection and efficiency, companies like Vanke developed prefabricated shear wall residential systems and applied pre-stressed prefabricated frame technology in projects such as Nanjing Jindi Yufang. The Zhejiang Quzhou Comprehensive Bonded Zone project achieved breakthroughs in full-cycle green construction through processes like "dual-crane synchronous lifting".

Market Situation: China's prefabricated housing exports have grown rapidly, with Guangzhou Customs reporting an export value of 1.4 billion yuan in the first four months of 2026, a year-on-year increase of 38.1%. In the first quarter of 2024, the national export growth rate for prefabricated buildings reached 45%, with Guangdong Customs reporting a staggering 38.1% year-on-year increase in exports during the same period, indicating strong international demand for China's industrialized building products.
