Prefabricated Concrete House
Prefabricated concrete houses are a type of pre-cast housing, produced industrially as building components and assembled on-site, offering advantages such as shortened construction periods, reduced pollution, controllable quality, and high cost-effectiveness.

Technical Characteristics
The core technology of prefabricated concrete houses is the prefabricated concrete structure, with components including prefabricated products such as beams, slabs, walls, and columns. Taking modular construction as an example, buildings are disassembled into independent modules. All processes, including ceiling, floor, and utility pipeline manufacturing, are completed in the factory. These modules are then transported to the site for assembly, achieving construction “like building with building blocks.” This model transforms traditional on-site wet construction into factory assembly-line production, significantly improving construction efficiency.
Core Advantages
- Shortened Construction Period: The construction period for modular buildings is reduced by over 60% compared to traditional buildings. For instance, a public housing project in Shenzhen, Guangdong, used 6,028 concrete modules for assembly, compressing the completion and delivery time from 2.5 - 3 years to just 1 year.
- Reduced Pollution: Factory-based production significantly lowers on-site noise, dust, and construction waste. Fujian Province has established industrial bases with policy support, achieving over 70% reduction in construction waste while alleviating traffic congestion and other public nuisances.
- Controllable Quality: Each prefabricated component is equipped with a detailed “ID card,” recording project name, product model, production date, and other information. Steel bar positioning accuracy is measured in millimeters, with strict error control to ensure stable building quality.
- High Cost-Effectiveness: In European and American markets, a prefabricated house can cost as low as 200,000 RMB (including transportation), significantly lower than the cost of traditional local construction, highlighting its economic advantage.
Development History
China's prefabricated concrete technology began in the 1950s, initially applied in factory and residential construction. In the 1970s, driven by the “three modernizations” policy in construction, technical systems such as large-panel structures and box structures emerged. By the mid-1980s, the technology stagnated due to cost and quality issues. After the 21st century, with improved production efficiency and growing environmental demands, the technology revived and rapidly developed. Companies like Vanke Group developed prefabricated shear wall residential structural systems and applied prestressed prefabricated concrete integrated frame structural systems in projects such as Nanjing Jindi Yufang.
Market Status
China's prefabricated building exports have performed strongly. According to customs data, in the first four months of 2026, the Guangzhou Customs District exported 1.4 billion RMB worth of modular houses, a year-on-year increase of 38.1%. In the first quarter of 2024, national prefabricated building exports grew by 45%, with Guangdong Customs seeing a 38.1% surge in export value in the first four months, indicating rising international recognition of China's prefabricated housing.
