Houses Built with Prefabricated Components

Admin September 18, 2026

Houses built with prefabricated components are a form of construction that involves industrial production of building components and on-site assembly, offering advantages such as shortened construction periods, reduced pollution, and controllable quality, but also requiring a strong industrial foundation.

Types and Technical Systems

Prefabricated houses mainly fall into three categories: panel-assembled, box-assembled, and frame-assembled types, with technologies covering prefabricated concrete structures and steel structures. Components include prefabricated products such as beams, slabs, walls, and columns. Taking reinforced concrete prefabricated components as an example, their construction combines manual and mechanical work: double-layer walls are composed of concrete slabs connected by two layers of welded mesh, lightweight and entirely made of reinforced concrete. On-site, they are lifted by light cranes, fixed by workers using special brackets, and then filled with concrete to form an integral structure. Modular construction represents a higher level of integration, breaking down buildings into independent modules that are manufactured in factories, including ceilings, floors, and plumbing and electrical systems, and then transported to the site for assembly. For instance, the CSCEC Hailong Intelligent Construction Industrial Park in Shenzhen, Guangdong, adopts parallel operations and automated production lines, delivering 20,000 to 30,000 modules annually and shortening construction periods by over 60% compared to traditional buildings.

Advantages and Typical Cases

The core advantages of prefabricated houses include:

  1. Shortened Construction Periods: A real estate project in Shanghai reduced its construction period from 2.5-3 years to 1 year through prefabricated module construction, with a roughly 50% reduction in on-site labor.
  2. Reduced Pollution: Fujian has established industrial bases with policy support, achieving over 70% reduction in construction waste; modular construction reduces noise, dust, and other nuisance factors.
  3. Controllable Quality: Prefabricated modules come with an 'ID card' (project name, product model, production date, etc.), with errors controlled in millimeters to ensure quality stability.
  4. Energy Efficiency and Environmental Protection: In the first four months of 2026, the Guangzhou Customs District exported movable houses worth 1.4 billion yuan, a year-on-year increase of 38.1%; exports through the Shenzhen port reached 1.68 billion yuan, a year-on-year increase of 19.6%, reflecting growing market demand for green buildings.

Limitations and Development Directions

Traditional prefabricated panel houses (with prefabricated panels as the main components), mostly originating in the early 20th century, have issues such as weak earthquake resistance, poor sound and thermal insulation, and a service life of about 30-50 years. Since 2022, China has implemented renovation policies focusing on repairs and upgrades, with only dangerous buildings being demolished. Modern prefabricated assembled buildings enhance earthquake resistance through technological upgrades (such as steel-concrete integrated pouring CMC composite modules), shortening construction periods by 30% compared to traditional methods. However, this model requires a high industrial foundation, supported by technical systems, production systems, and industrial clusters. In the future, it will be necessary to further improve the industrial chain配套 (supporting facilities) to promote large-scale application.
