Prefabricated Cement House
Admin September 17, 2026
Prefabricated cement houses are constructed by producing cement modules in a factory in advance and then transporting them to the site for assembly.

Advantages:
- Fast Construction Speed: Cement panels are prefabricated in the factory, enabling efficient on-site assembly. Flat modules can be produced within 7 days, and the house frame can be completed in a few days, which is 60%-70% faster than traditional construction, making it suitable for scenarios requiring urgent occupancy.
- Lower Cost: The main structure is about 30% cheaper than brick houses, allowing ordinary families to save 20,000 to 50,000 yuan. Factory production reduces material waste, and maintenance costs are 40% lower than those of traditional houses.
- Good Environmental Performance: The recycling rate of construction waste reaches 40%, and carbon emissions are reduced by 50%. Some projects have received international environmental certifications.
- High Safety: The prefabrication error in the factory is controlled within 1 millimeter, and the house can withstand an earthquake of magnitude 8 in seismic tests. The overall settlement is significantly lower than that of traditional houses.
Disadvantages:
- Quality Risks: If construction is not standardized, foundation settlement or wall cracks may occur within 5 years (with a probability of about 7%), and the risk is higher in low-temperature environments. Some cases show that maintenance costs after 5 years can reach 25% of the construction cost.
- Sound Insulation and Waterproofing Issues: The sound insulation effect of prefabricated panels is poor, and the water leakage rate at joints is nearly twice that of traditional buildings, requiring regular leak-proof treatment.
- Cost Fluctuations: After the price of cement increases, the cost advantage of prefabricated houses shrinks (only 5% cheaper than traditional buildings), and transportation costs in remote areas may account for 5% of the total cost.
- Design Limitations: Currently, they are only suitable for buildings up to two stories. The exterior facade is prone to color differences (with a color difference rate of 15%-20% after 5 years), requiring frequent maintenance.
Types and Prices:
- Brands include Xinwei Hongtu, Zhuode, etc.; materials cover concrete, color steel, cement, etc.; processes include traditional craftsmanship and welding; and styles are diverse (such as light steel mobile houses, modern minimalist, and movable types).
- Prices vary greatly: A 200-square-meter house in rural Henan costs about 300 yuan per square meter, totaling 60,000 yuan; container houses on Pinduoduo range from tens of thousands to hundreds of thousands of yuan.
Application Scenarios:
- In rural China, they are often used as transitional housing and temporary buildings on construction sites; in European and American countries, they are popular due to their cost-effectiveness (e.g., a 200,000-yuan prefabricated house in the United States can help alleviate the housing shortage).
