Prefabricated Assembled Housing

Admin September 18, 2026

Prefabricated assembled housing is a building form that involves the industrial production of building components and their on-site assembly. It offers advantages such as short construction periods, controllable quality, and energy conservation and environmental protection, but requires industrial foundation support.

Types and Technical Systems

Prefabricated assembled housing is mainly divided into three categories: panel assembly, box assembly, and frame assembly. The technology covers prefabricated concrete structures and steel structures. Its core components include prefabricated products such as beams, slabs, walls, and columns, which are industrially produced through standardized design. Modular construction is a more integrated model that breaks down buildings into independent modules, completing the entire manufacturing process of ceilings, floors, water and electricity pipelines, etc., in factories, significantly improving on-site assembly efficiency.

Advantages and Cases

Compared with traditional construction methods, prefabricated assembled housing has significant advantages:

  1. Shortened construction period: A public housing project in Shenzhen, Guangdong, used modular construction to reduce the completion and delivery time from 2.5-3 years to 1 year;
  2. Environmental benefits: On-site labor is reduced by about 50%, and factors such as noise, dust, construction waste, and traffic congestion that disturb residents are significantly reduced;
  3. Controllable quality: Factory production ensures component precision, reduces human errors, and improves overall building quality.

Development History and Industrial Status

China's prefabricated concrete technology began in the 1950s and was initially applied to factory and residential construction. In the 1970s, driven by the policy of building industrialization, standardization, and mechanization, technical systems such as large-panel structures and box structures were formed. In the mid-1980s, it stagnated due to cost and quality defects, but recovered in the 21st century due to production efficiency and environmental protection needs. Companies like Vanke Group have developed prefabricated shear wall residential structural systems and applied prestressed prefabricated concrete assembled integral frame structural systems in projects such as Nanjing Jindiyufang.

Industrial Foundation and Challenges

The promotion of prefabricated assembled housing relies on the support of technical systems, production systems, and industrial clusters. Factories need to have high-precision molds, automated production lines, and quality inspection capabilities. Logistics needs to solve the transportation challenges of large components, and on-site construction requires professional assembly teams. In addition, standardized design, BIM technology application, and whole-life-cycle management are key to enhancing competitiveness.

Overseas Market Expansion

Chinese prefabricated houses are selling well overseas due to their cost and efficiency advantages. According to customs data, in the first four months of 2026, the export of movable houses from the Guangzhou Customs area reached 1.4 billion yuan, a year-on-year increase of 38.1%, mainly exported to countries along the Belt and Road and emerging markets, reflecting the growing global demand for green buildings.
