Prefabricated Assembled House Price

Admin September 18, 2026

The prices of prefabricated assembled houses vary significantly depending on the type and configuration, with price ranges for common types as follows:

I. Light Steel Villa Category

Taking the light steel villa from Shenlong Bayer as an example, the price of its standardized basic house type is 150,000 yuan. This price includes the main light steel keel structure, basic wall assembly, and conventional roof construction, representing a modular overall solution. The advantages of light steel villas lie in their strong structural stability, short construction period (usually 1-3 months), and relatively high material recyclability, making them suitable for long-term living needs. However, it should be noted that this price usually does not include foundation treatment, interior decoration, and personalized design costs. If additional floors or functional areas (such as balconies or lofts) are required, the cost will increase accordingly.

II. Assembled Container House Category

The price of single-story assembled container houses varies widely, ranging from 95 yuan to 475 yuan per square meter, depending on the supplier, configuration, and material grade.

  • Low-end configuration: Products priced close to 95 yuan per square meter are mostly simple types, using ordinary steel or recycled materials. They have relatively thin wall thickness and limited thermal and sound insulation performance, suitable for temporary construction site dormitories or short-term storage purposes.
  • Mid-end configuration: Products priced between 200-300 yuan per square meter usually use galvanized steel sheets or rock wool sandwich panels, with basic waterproof and fireproof functions. They can be simply decorated internally (such as laying floors and installing doors and windows), suitable for homestays, office spaces, and other scenarios.
  • High-end configuration: Products priced at 475 yuan per square meter often use high-strength aluminum alloys or composite insulation materials, equipped with double-glazed windows, smart locks, and even integrated solar systems, suitable for high-end vacation homes or permanent residences.

III. Core Factors Contributing to Price Differences

  1. Material cost: Light steel villas mainly use steel, while container houses mainly use steel plates or composite materials. The material grade (such as the thickness of the galvanized layer and the density of the insulation layer) directly affects the price.
  2. Design complexity: Standardized house types have lower costs, while irregular structures or customized designs require additional design fees and material wastage costs.
  3. Additional features: Each additional feature, such as integrated water and electricity systems, underfloor heating, and air conditioning, may increase the cost by several thousand to tens of thousands of yuan.
  4. Transportation and installation: Transportation costs in remote areas may account for 10%-20% of the total price, and the professionalism of the installation team also affects construction efficiency and costs.

It is recommended to choose the type based on actual needs: if long-term living comfort is pursued, light steel villas offer better cost-effectiveness; if rapid deployment is required and the budget is limited, container houses are more flexible. Before purchasing, be sure to clarify the configuration list to avoid hidden charges.
