Prefabricated Panel Structure Houses in Lixian County

Admin September 18, 2026

Prefabricated panel structure houses in Lixian County have numerous issues and face certain difficulties in renovation.

Current Housing Issues

There are multiple prefabricated panel structure houses in Lixian County, with the residential buildings in the northern area of the Lixian Textile Factory being particularly problematic. Built between 1980 and 1983, these houses have deteriorated significantly over the years. They suffer from various issues, such as blocked sewers that make sewage discharge difficult, roads prone to waterlogging that affect residents' travel, and structural problems including subsidence, cracks, split beams, and widespread roof leaks. Whenever it rains, the ground floor often gets flooded, severely impacting residents' daily lives and causing them great hardship.

Dangerous Building Assessment and Renovation Challenges

Some of the houses in this area were assessed as Class C dangerous buildings a few years ago, but according to professionals, they are actually all Class D dangerous buildings and meet the criteria for renovation. However, despite residents' repeated appeals to higher authorities, from neighborhood committees and sub-district offices to the county housing and construction department, and even through petitions, no effective solutions have been provided. Each time, they have been met with perfunctory responses, resulting in stagnation in the dangerous building renovation work.

Conditions of Other Prefabricated Panel Structure Houses

In the old town area of Lixian County, there is also a two-story private house that has become a dangerous building due to cracks caused by the construction of a high-rise office building by a neighboring unit, which involved pile driving for the foundation. This house has a brick-concrete structure with prefabricated panels as the floor slabs. According to Lixian Special Memorandum No. 19 of 2023 (Regarding the Issues Related to the Demolition and Reconstruction of Class D Dangerous Self-built Houses in the County's Urban Area), at this stage, only self-built houses that were identified as Class D dangerous buildings during the special rectification period (June 2022 - March 2023) are eligible for demolition and reconstruction approval. Other types of houses are temporarily not approved. Moreover, for house reconstruction within the planned area, considerations also include whether the property rights are legal, whether it is the only self-built house, whether it is an illegal or unauthorized building, and whether it is within the scope of land acquisition and demolition in the past three years. These factors also impose numerous restrictions on the renovation of prefabricated panel structure dangerous houses.
