Lianyungang Prefabricated Housing

Admin September 19, 2026

Lianyungang has established a comprehensive industrial system in the field of prefabricated housing, covering the entire chain of production, application, policy, and services.

I. Production Enterprises and Capacity Layout

Lianyungang boasts large-scale production enterprises with a diversified capacity structure. Beixin Housing (Lianyungang) Co., Ltd. has the capacity to produce 200,000 square meters of light steel earthquake-resistant and energy-efficient housing annually, with products covering areas such as new rural construction, urban housing, and villas, focusing on cold-formed thin-walled steel structure housing building materials and supporting component parts. Additionally, there are nine prefabricated component production enterprises in the city that have established multiple production lines for concrete prefabricated components and steel structures through cooperation with leading companies such as Hangxiao Steel Structure and Changsha Yuanda. The industrial chain is complete, and the product types are rich, meeting the needs of different scenarios.

II. Product Types and Application Scenarios

Prefabricated components come in a variety of types and have a wide range of application scenarios. Components such as reinforced concrete stairs, prefabricated concrete beams, ALC lightweight wall panels, composite slabs, and grout sleeves have been widely used in projects such as affordable housing, schools, hospitals, and industrial parks. For example, projects such as affordable housing in Lianyun District and resettlement housing in Xuwei New Area have purchased PC composite floor slabs and prefabricated stairs; educational projects (such as Haizhou District Experimental School) have adopted ALC lightweight partition walls and integrated bathroom modules; industrial supporting projects (such as the Ganyu Marine Economic Development Zone Industrial Park) use steel frame + prefabricated concrete floor systems and need to purchase steel truss floor support plates.

III. Policy Support and Industrial Synergy

Policy-driven and industrial cluster effects are significant. Lianyungang guides industrial development through policies such as green channel approvals and requirements for the construction of prefabricated buildings. In 2024, the newly started construction area of prefabricated buildings reached 973,700 square meters, accounting for 45.8% of the newly built construction area. Local component factories have achieved localization, not only meeting local demand but also radiating to areas such as Shanghai, southern Jiangsu, northern Zhejiang, and Shandong, forming a cross-regional industrial cluster. By 2026, policies will further require that the prefabrication rate of newly built affordable housing, talent apartments, schools, and hospital projects be no less than 50%, and government-invested public building projects will fully implement the integrated delivery of "design-production-construction".

IV. Localized Services and Resource Integration

The service network covers the entire region, and resource对接 (which means '对接' in Chinese, here translated as 'matching' in a business context) is efficient. Regions such as Xinpu District have gathered multiple prefabricated component enterprises that provide full-chain services from production to distribution, with customers covering Donghai County, Guannan County, Haizhou District, and other places. Platforms such as Zhongxiang Network can collect project leads 82 days in advance, helping enterprises accurately match with procurement leaders, shortening the supply cycle (for example, affordable housing projects require ≤ 45 days), and improving localized adaptation efficiency.
