Leasing Concrete Prefabricated Houses
Currently, concrete prefabricated houses in China have not yet achieved large-scale application in the leasing market, but there have been exploratory cases in the field of affordable rental housing, and leasing parties should pay attention to project progress and policy support.

Current Situation of Concrete Prefabricated House Leasing in China
Concrete prefabricated houses in China have not yet achieved large-scale application in the leasing market, mainly concentrated in temporary buildings or transitional housing scenarios. For example, some temporary on-site housing and post-disaster reconstruction transitional housing use prefabricated concrete structures. However, these types of houses are usually leased on a short-term basis, have relatively simple functions, and lack unified standards. In the field of affordable rental housing, although modular technology has begun to be explored, currently only the Dinghuisi North Plot project in Haidian District, Beijing, serves as a typical case. This project adopts Concrete Modular Integrated Construction (MiC) technology, breaking down the building into 203 standardized modules, which are prefabricated in factories and then assembled on-site. It is planned to be completed in December 2026, providing 241 housing units. Such projects are still in the pilot phase and have not been widely promoted to the leasing market.
Differences Between the European and American Market Experience and China
In the European and American markets, concrete prefabricated houses are popular in the form of "modular houses," achieving standardization through assembly-line production and can be exported overseas, with a single unit price of approximately 200,000 RMB (including basic decoration and piping layout). However, the domestic leasing market in China has not yet formed a similar large-scale industrial chain due to factors such as land policies and cost recovery cycles. Domestic affordable rental housing places more emphasis on long-term living functions and cost control, and modular technology needs to balance industrial efficiency with living quality, so it is still in the stage of technological verification and policy adaptation.
Potential Advantages of Leasing Concrete Prefabricated Houses
If applied on a large scale in the future, concrete prefabricated houses may have the following advantages in the leasing field:
- Short Construction Period: The combination of factory prefabrication and on-site assembly can reduce the construction period by nearly half, accelerating housing delivery;
- Controllable Quality: Millimeter-level precision and industrial production ensure structural safety and decoration quality;
- Environmental Protection and Energy Efficiency: Reducing on-site construction dust and noise, with recyclable materials;
- High Flexibility: Modules can be disassembled and reassembled to adapt to different leasing needs.
Precautions
Currently, when leasing concrete prefabricated houses, two points need to be noted: First, affordable rental housing projects are mostly led by the government, and individuals or enterprises need to apply through formal channels; Second, there is a lack of long-term leasing data support in China, and it is necessary to evaluate the durability of the houses, maintenance costs, and policy sustainability. It is recommended to continuously track the progress of pilot projects and choose compliant leasing housing sources in combination with local policies.
