Jimo Prefabricated Houses

Admin September 17, 2026

There are some prefabricated houses in Jimo, with the more typical ones being the Beiguan Commercial and Residential Building and Heping Jiayuan Community. Here is an introduction to their specific situations:

The Beiguan Commercial and Residential Building in Jimo is an early prefabricated panel building. Construction was started by the former Xingcheng Real Estate Company in 1992 and completed and delivered in 1994. Its land is collectively owned by Beiguan Village, and both the main building and the attached buildings have obtained housing property certificates. This building is constructed beside a river, with the aisles on the north side of the building and the attached buildings built over the river, which raises safety concerns. Additionally, there is a problem of wall debris falling. However, in December 2020, the street and the village actively organized the reinforcement of some columns and beams of the settlement columns of the attached buildings on the north side, as well as the reinforcement of the floor slabs of some attached buildings, and also cleaned up the river. By January 2021, the project passed the four-party acceptance and successfully eliminated safety hazards. Currently, there is no demolition plan for this area. When conditions are met in the later stage, it will be considered together with the bungalow area in Beiguan New Village.

The houses in Heping Jiayuan Community were built in 1998 and 1999 and also adopt a prefabricated panel structure. This structure has some obvious drawbacks. For example, without insulation and waterproof layers, the houses are lacking in terms of insulation and waterproof performance. The sound insulation effect is also poor, which may affect the quality of life of residents. The community has a total of 27 building blocks, all of which are 6-story buildings without elevators. The main户型 (house type) is a south-north通透 (well-ventilated) two-bedroom apartment of about 70 square meters. The building spacing is average, resulting in light blocking for the lower floors at noon. Moreover, the community is 20 years old, with a relatively old exterior facade. The down payment for loans is relatively high, and the large proportion of parking spaces has also led to a reduction in the greening rate.

Overall, due to their early construction time, these prefabricated houses in Jimo have some deficiencies in terms of structure and performance, but relevant departments are also actively taking measures for maintenance and improvement.
