Jiading Prefabricated Assembly-Type Housing
There is a prefabricated assembly-type housing project in Jiading. Taking Huangdu Large Residential Area (Phase I) as an example, it adopts the prefabricated construction method, which offers advantages such as a short construction period, environmental friendliness, and high quality.

Project Overview
Huangdu Large Residential Area (Phase I) consists of two plots: 22A-02 and 23A-01. Plot 22A-02 plans to build 762 resettlement housing units with a total construction area of approximately 94,000 square meters. Plot 23A-01 plans to build 850 resettlement housing units with a total construction area exceeding 106,000 square meters, including an underground construction area of 32,000 square meters. Together, the two plots provide more than 1,600 housing units.
Construction Method
The project employs prefabricated construction technology, transferring traditional on-site pouring processes to factories. Wall panels, stairs, floor slabs, and other housing components are prefabricated in factories and then transported to the construction site for direct 'assembly', similar to a 'LEGO' model. This construction method enhances building industrialization and construction efficiency through standardized production and modular installation.
Requirement Indicators
According to the bidding documents and notices from the Shanghai Housing and Urban-Rural Development Management Committee, the project must meet one of the following conditions:
- Monomer prefabrication rate not less than 40%: This means the proportion of prefabricated components used in the main structure of the building reaches at least 40%.
- Monomer assembly rate not less than 60%: This refers to the proportion of the building's overall construction using prefabricated technology being no less than 60%.
This standard applies to newly constructed building units within the scope of prefabricated building implementation in Shanghai, and Huangdu Large Residential Area (Phase I) strictly adheres to this requirement.
Project Advantages
- Shortened Construction Period: The construction period for Plot 23A-01 is 670 calendar days (approximately 1.8 years), which is at least six months shorter than similar projects using traditional cast-in-place methods (usually exceeding two years), significantly improving construction efficiency.
- Improved Environment: Prefabricated construction reduces on-site wet operations, significantly decreasing dust, noise, and construction waste, resulting in a cleaner construction site and less impact on surrounding residents.
- Enhanced Quality: Factory-standardized mold production ensures component precision at the millimeter level. For example, prefabricated stairs have smooth and flat surfaces, avoiding issues such as wall hollowing, floor cracking, and leakage common in traditional cast-in-place construction, ensuring more reliable building quality.
The practice of Huangdu Large Residential Area (Phase I) demonstrates that prefabricated assembly-type housing offers significant advantages in terms of efficiency, environmental protection, and quality, aligning with the development trend of modern building industrialization.
