Is Prefabricated House Cheap or Expensive?

Admin September 18, 2026

Generally, prefabricated houses are cheaper than traditional brick-and-mortar houses, but prices vary due to multiple factors.

Domestic Price Situation:

  • Third- and Fourth-Tier Cities: The price of cement-reinforced prefabricated houses ranges from approximately 255 to 368 yuan per square meter, with a common reference price of 300 yuan per square meter. For example, a 200-square-meter villa can be built using prefabricated methods for 210,000 yuan.
  • First-Tier Cities: Prices are relatively higher than in third- and fourth-tier cities.
  • Price Differences Based on Configuration: The price per square meter of prefabricated houses ranges from 300 to 1,200 yuan. The cheapest option, at 300 yuan, is a basic version suitable for temporary rural residences, while higher-configured prefabricated houses are priced accordingly. Moreover, compared to traditional brick-and-mortar houses, a 200-square-meter villa built with prefabricated methods is 28% cheaper.

International Price Situation: Take a 70-square-meter fully furnished prefabricated house with a bedroom, kitchen, and independent bathroom as an example. When shipped from China to countries like the United States or Australia, the total cost, including installation, is less than 30,000 US dollars (approximately 200,000 yuan). In contrast, hiring workers to build a room of the same size in the United States might cost just as much in labor alone, highlighting the high cost-effectiveness of prefabricated houses.

Factors Affecting Price:

  • Regional Differences: Variations in economic development and price levels across different regions lead to differences in the prices of prefabricated houses. For instance, there is a significant price gap between first-tier cities and third- and fourth-tier cities.
  • Scope of Included Costs: Some prices may only cover the construction cost of the house itself, while others include transportation and installation costs. The scope of included costs affects the overall price.
  • Purchase Volume: Generally, larger purchase volumes may result in more discounts, leading to lower unit prices.
  • Configuration: Factors such as the decoration standard, quality of materials used, and completeness of supporting facilities all influence the price of prefabricated houses.
