Is It Good to Build Prefabricated Houses?
Admin September 18, 2026
Building with prefabricated houses has both advantages and disadvantages, and whether it is suitable depends on specific needs.

Advantages
- Cost and Time Savings: Factory production reduces material waste by about 30% and shortens the construction period by 50% - 70%. For example, in rural areas of Henan, the cost per square meter of a prefabricated house is around 300 yuan, and the main structure can be assembled in as little as two hours. With large-scale production, material costs decrease by 20% - 40%, and labor costs are reduced by about 60%.
- Reliable Quality: Prefabricated components are produced using high-precision molds, enhancing concrete strength. Their seismic performance has passed simulated tests for magnitude-7 earthquakes, and with new technological improvements, it can reach magnitude-8 standards, extending the service life to 70 years. The use of recyclable materials reduces construction waste by 80%, with a material recycling rate exceeding 90%, and also improves sound insulation and thermal insulation.
- Outstanding Environmental Protection: The high recycling rate of construction waste cuts carbon emissions in half, and some projects have received international certifications.
- High Safety: Factory prefabrication errors do not exceed one millimeter, and overall settlement is less than that of ordinary houses.
Disadvantages
- Quality Risks: When construction is not standardized, there is a 7% probability of foundation settlement or wall cracks within five years. Low-temperature construction is more prone to issues, and repair costs after five years may account for a quarter of the original construction cost.
- Poor Sound Insulation and Waterproofing: Sound insulation is 20 decibels worse, and the water leakage rate at joints is nearly double that of traditional buildings, with a high probability of rain leakage in rural self-built houses.
- Weak Overall Performance: There are gaps between panels, and improper construction can easily lead to floor cracks and water leakage during uneven settlement of the house, posing significant risks in areas such as bathrooms and kitchens.
- Limited Seismic Performance: Traditional connection methods are prone to damage under external forces such as earthquakes, making them unsuitable for earthquake-prone areas.
- Short Service Life: The actual service life is often only about 10 years, after which issues such as aging, rusting, cracking, and leakage are prone to occur, leading to high maintenance costs.
- Policy Restrictions: The state prohibits the use of prefabricated panels for constructing commercial housing.
- Other Issues: The designed service life is generally 30 - 40 years, with annual maintenance costs increasing by 1,500 - 3,000 yuan after 20 years. Rising cement prices have reduced cost advantages, and in remote areas, transportation costs account for a high proportion. Currently, they can only be built up to two stories, and the exterior facade is prone to color differences, requiring frequent maintenance.
