Integrated Prefabricated Building

Admin September 18, 2026

Integrated prefabricated building is a form of construction where the main structure, interior decoration, and equipment pipelines are prefabricated in a factory and then transported to the site for rapid assembly. It features standardized design, industrial production, and modular construction.

Construction Process: The building is disassembled into independent modules. In the factory, ceilings, walls, waterproof layers, etc., are manufactured, and scattered components are produced separately and then assembled. Finally, they are transported to the site for assembly. For example, the modular technology used in the affordable housing project in Shenzhen, Guangdong, shortened the construction period from 2.5-3 years to 1 year, and the construction of Building No. 8 on Huapichang Hutong in Beijing was completed in just 90 days.

Advantages:

  1. Short Construction Period: The construction cycle can be shortened by 50%-60%, significantly improving construction efficiency.
  2. Controllable Quality: Factory production reduces on-site errors, ensuring more stable product quality.
  3. Energy-saving and Environmentally Friendly: Building material waste is reduced by 25%. Dry construction methods reduce noise and dust pollution, and the use of green building materials and recyclable components reduces environmental impact.
  4. Cost-effective: Standardized design reduces labor and management costs. The cost per square meter of light steel structures can be as low as 1,500 yuan, half the price of brick houses, and construction waste is reduced by 90%.
  5. Easy to Use and Manage: Intelligent systems enable remote metering of water and electricity bills, remote control of household appliances, and property area management, enhancing living convenience.
  6. Flexible and Customizable: Floor plans can be diversified, and decoration materials and colors can be customized to meet different needs.

Disadvantages:

  1. Weak Insulation and Soundproofing: The walls are relatively thin (20 cm), resulting in poor insulation in northern winters and inadequate soundproofing for houses near roads. Inferior panels may produce abnormal noises.
  2. Shorter Lifespan: The lifespan of light steel structures is about 50 years, and that of wooden structures is only 30 years, requiring regular maintenance or major repairs.

Application Scenarios: It covers temporary shelters, tourist homestays, commercial pop-up stores, overseas engineering camps, as well as permanent residences and schools, such as post-disaster reconstruction in Henan, construction site dormitories, and scenic area homestays.

Development Prospects: The global market size is expected to exceed 142.8 billion US dollars by 2030, and the domestic market size reached hundreds of billions of yuan in 2023, with an annual growth rate exceeding 10%. The Ministry of Housing and Urban-Rural Development has set a target of over 30% prefabricated buildings by 2025, promoting the industry's transformation towards industrialization and intelligence.
