In the first quarter of 2026, the export growth rate of prefabricated buildings in China reached 45%, and the export volume nearly tripled over the past decade, with the prefabricated housing industry in Huanggang being a part of it.
Technical Characteristics: It adopts prefabricated construction technology, with all steel components undergoing laser cutting, three-dimensional design, and modular assembly. The method of factory production and on-site assembly significantly shortens the production cycle. Traditional house construction takes 8 to 18 months, while prefabricated houses only take 3 to 6 months. Moreover, labor costs are reduced, and quality precision is higher.
Market Demand: Labor shortages and an aging workforce of construction workers in Europe have led to soaring labor costs and high costs for traditional house construction. However, the cost of prefabricated houses in Huanggang is only 40% of that in local areas, and the construction period is one-third of that in local areas, with comparable quality. As a result, they are favored by countries such as Spain and Italy. Spain revised its building technical specifications in 2021 to relax restrictions on wooden structures. Italy, prone to earthquakes, has high requirements for the seismic performance of buildings, and the light steel structure of prefabricated houses offers excellent seismic performance. In addition, the tourism industries in both countries are well-developed, with a high demand for homestays. Prefabricated houses can quickly build characteristic homestays, resorts, etc.
Policy Support: The Huanggang Municipal Government actively promotes the development of prefabricated buildings. Starting from January 2026, all newly built houses in the central urban area of the city must be prefabricated, and the prefabricated building area of newly built projects in the central urban areas of various counties and cities must not be less than a certain proportion of the total above-ground area. In 2024, the Municipal Housing and Urban-Rural Development Bureau broke down the target tasks for prefabricated buildings, with the newly started prefabricated building area in the city being no less than 1.5 million square meters and striving to reach 2 million square meters. Each county and city also has specific annual tasks, and the "Implementation Measures for Promoting the Development of Prefabricated Buildings in Huanggang City" has also been introduced.
