How to Build Prefabricated Houses Well

Admin September 18, 2026

The construction of prefabricated houses requires selecting appropriate methods based on their types. Here are some common and efficient construction methods:

Modular Construction Method

The entire building is disassembled into multiple independent modules, which are manufactured in a factory. These modules cover key parts such as ceilings, floors, walls, and water and electricity pipelines. For example, the production of house ceilings, walls, and bathroom waterproof layers is completed in the factory, and then transported to the construction site for assembly, similar to building with blocks. This method has significant advantages. Compared with traditional construction, the construction period can be significantly shortened by more than 60%, greatly improving construction efficiency. At the same time, factory production is also conducive to ensuring the consistency and stability of building quality.

  • Bottom Frame Installation: First, connect the lower corners and bottom beams with bolts, place and connect the purlins of different specifications, measure the diagonal lines to ensure the verticality of the bottom frame, pay attention to distinguishing the specifications when connecting the bottom purlins, and then connect the columns to the bottom frame. Do not tighten the bolts at this time, leaving room for movement.
  • Floor Treatment: Lay MGO boards, reserve gaps for wall panels, measure the floor levelness with an instrument, and level it with shims.
  • Top Frame Installation: Connect the upper corners to the top long beams, the upper corners to the columns, and the top short beams to the upper corners in sequence. Measure the verticality of the columns with a level, adjust them with the support of the top purlins, and then reinforce the connections.
  • Drainage System Installation: Install drainage channels at the connections between the corners and the drainage channels, embed them at the top, fix the drainage pipes, fix them with drill-tail screws every at least 25 cm, apply glue at the connections, and install downspouts.
  • Sealing Treatment: Stick sealing strips on the inner sides of the columns, bottom beams, and top beams.
  • Wall Panel and Ceiling Installation: Install the wall panels in sequence, treat the bottom and top parts. The positions of doors and windows can be changed but should not be adjacent to the columns and should be supported by wall panels. When installing the ceiling, different fixing methods should be adopted depending on whether there are wall panels on both sides.
  • Interior Decoration and Roof Treatment: Drill holes on the inner side of the wall to fix the wires, lay glass wool to the roof, apply glue on the inner edge of the drainage channel, and lay and fix the roof tiles.

Other Construction Methods for Prefabricated Houses

For self-built prefabricated houses in rural areas, first level the foundation and pour a cushion layer, install foundation piles and splice the crossbeams. For example, a 5-ton foundation pile is fixed with a foot plate, and the crossbeams are connected with mortise and tenon joints. After hoisting the stairs, lay the floor slabs, and finally grout the gaps between the components. Foldable prefabricated houses are fully fitted out and system-integrated in the factory, can be folded and packaged for transportation, and can be quickly unfolded and used on site. For example, a 73-square-meter fully furnished two-bedroom prefabricated house purchased online by an American couple can be installed by simply unfolding it on the ground and connecting the water and electricity.
