How Many Floors Can Prefabricated Houses Be Built?

Admin September 18, 2026

The number of floors that can be built with prefabricated houses varies depending on the type, construction conditions, and local regulations, typically ranging from 1 to 14 floors. The specific number needs to be determined by considering the structural form, seismic requirements, and regulatory constraints.

1. Floor Limitations for Ordinary Non-Modular Panel Houses and Modular Houses
Ordinary non-modular prefabricated panel houses can theoretically be built up to 6 floors in non-seismic areas or regions with low seismic requirements, provided that the structural connection strength and overall stability are ensured. Modular houses, due to the relatively weak connection nodes between components, are recommended to have no more than 5 floors to avoid failure at the connections under seismic or wind loads. For example, in rural self-built houses using prefabricated panel structures, additional reinforced concrete ring beams are required when exceeding 3 floors to enhance overall integrity and prevent structural deformation or collapse risks due to increased floors.

2. Floor Practices for Prefabricated Buildings in Large Cities
In large cities with high seismic fortification requirements (such as Beijing), prefabricated construction technology has been applied to high-rise buildings. According to regulations, prefabricated concrete structures are allowed to be built up to 14 floors, but in actual projects, the number of floors is usually controlled within 12 floors to manage construction risks and costs. Such buildings require rigorous structural design (such as adding shear walls and optimizing node connections) and construction supervision to ensure seismic performance comparable to traditional cast-in-place structures.

3. General Floor Range for Assembled Buildings
Assembled buildings, which use standardized components for on-site assembly, are suitable for scenarios such as residential buildings, schools, and office buildings, with a floor range of 1 to 6 floors. Their advantages include fast construction speed and strong environmental protection, but an increase in floors significantly raises the requirements for component connection accuracy and foundation bearing capacity. For example, Building 19 in Kaiyangli Sanqu, Youanmen Street, Fengtai District, adopts the "low- to medium-rise steel-concrete composite module" technology, designed with 4 floors above ground and 1 floor below ground, demonstrating the mature application of this technology in low- to medium-rise buildings.

4. Special Requirements for Rural Self-Built Houses
In rural areas, if prefabricated panels are used to build houses with more than 3 floors, reinforced concrete ring beams and structural columns must be added to form a frame-shear wall structural system to compensate for the insufficient lateral resistance of prefabricated components. Additionally, it is necessary to avoid blindly increasing the number of floors in soft soil foundations or high-intensity seismic zones to prevent structural damage caused by foundation settlement or seismic action.
