How Long Can Prefabricated Houses Last
The service life of prefabricated houses cannot be simply defined by a fixed period. It is influenced by various factors such as the designed service life, actual usage conditions, and the land use right term.

Regarding the designed service life: According to the current national standard 'Unified Standard for Reliability Design of Building Structures' (GB50068 - 2018), the designed service life of ordinary buildings and structures is 50 years, and prefabricated panel buildings also follow this regulation. Under the premise of normal construction, compliant materials, and timely maintenance in the later stage, the building is expected to be safely used for 50 years. However, in the early days, when engineers made design references, based on the building material levels at that time and under the condition of almost no maintenance, they provided an aging reference period of 30 to 40 years. But this is not a mandatory scrapping period.
In terms of actual usage conditions: Whether a house can be used for a longer time mainly depends on the construction quality at that time and the later maintenance situation. Some old buildings over 40 years old, due to their solid materials, have not had serious problems such as water leakage for decades and can still be inhabited today; while some houses have various hidden dangers after only being used for more than 20 years. If well-maintained, even if it exceeds the designed service life, as long as it passes professional inspections and necessary repair and reinforcement are carried out, it can still be continuously inhabited. On the contrary, if it is never maintained, the house may be damaged in advance, shortening its service life.
Regarding the land use right term: The service life of a prefabricated house also depends on the land use right term of the land it occupies. The maximum term for residential land is 70 years. If a prefabricated house is used as a residence, its land use right term is usually 70 years, starting from the date when the developer obtains the land use right. Moreover, when the land use right term for residential construction land expires, it will be automatically renewed, which to a certain extent safeguards the long-term use rights of prefabricated houses as residences.
