House Rental Explained: How to Choose the Right One

Admin November 05, 2026

Choosing the right rental house in Australia requires comprehensive consideration of key aspects such as rental methods, landlord types, and fee payments.

Rental Method Selection

As an international student, there are two main rental methods. One is to apply for rental houses managed by real estate agents. The offices of real estate agents usually respond promptly to your inquiries and communicate with the landlord on your behalf. This method is relatively standardized, and agents can provide professional guidance during the rental process, helping to handle communication matters with the landlord and reducing troubles caused by unfamiliarity with the process. The other is private rental, where the landlord deals with you directly and manages the property during the rental period. However, caution is needed when choosing private rentals arranged by non-registered real estate agents. Although all landlords must comply with regulations regarding tenant conditions and property maintenance, it may be more difficult to obtain a quick response in private rental arrangements, for example, when requesting emergency repairs. Therefore, it is important to understand your rights and entitlements from the beginning of your house search.

Landlord Type Consideration

In rentals managed by real estate agents, landlords rent out their properties through professional agencies, and the process is relatively transparent and standardized. Agents assist in handling various matters during the rental process, such as signing contracts and collecting rent, providing certain guarantees for tenants. In private rentals, landlords communicate directly with tenants, which may be more straightforward but lacks the supervision and standardization of professional agencies. If you encounter an irresponsible landlord, disputes may arise regarding property maintenance, rent adjustments, etc., and tenants' rights may not be promptly protected.

Fee Payment Situation

When renting a house, you need to pay a deposit (usually equivalent to four weeks' rent) and part of the prepaid rent (usually used to pay for the first four weeks of the rental period). The deposit serves as a guarantee for the landlord and is used for compensation if the tenant damages the property facilities or violates the rental contract. The prepaid rent ensures that the tenant has sufficient funds to pay the rent at the beginning of the occupancy. When paying these fees, make sure that the landlord or real estate agent provides a formal receipt and clarifies the purpose of the fees and the refund conditions to avoid subsequent financial disputes.
