Fuzhou Prefabricated Assembly-Type Housing

Admin September 18, 2026

Fuzhou has developed a mature model of coordinated development in technology, industry, and policy in the field of prefabricated assembly-type housing, becoming a benchmark city for the promotion of prefabricated buildings in Jiangxi Province.

I. Representative Projects Leading the Way in Technology Implementation

The Rushui Jiayuan project in Fuzhou is the first prefabricated residential project in Jiangxi Province to win the Luban Prize. It adopts an integrated model of "main structure + decoration" with a single-building assembly rate of 52%. The project utilizes eight types of prefabricated components, including walls, columns, and floor slabs, achieving deep integration of walls with pipelines and decorations, reducing on-site wet operations, and shortening the construction period by approximately 30%. Additionally, demonstration projects such as the Xijin Jiayuan public rental housing and Zenggong School cover residential and educational sectors, validating the adaptability of prefabricated technology to different building types. Feedback from Xijin Jiayuan residents indicates that prefabricated buildings excel in sound insulation and thermal insulation performance, and the smart management system in the community enhances living convenience.

II. Dual Drivers of Policy and Industry

At the policy level, Fuzhou mandates the use of prefabricated construction for government-invested projects exceeding 50 million yuan and offers incentives such as floor area ratio rewards and tax reductions for steel-structured prefabricated commercial housing projects, forming a "mandatory + incentive" promotion mechanism. At the industry level, it has cultivated two national-level and three provincial-level industrial bases, including Zhongyang Construction and Yuming Construction, forming a complete industrial chain from component production to construction and installation. As of 2023, the city has initiated 118 prefabricated building projects, accounting for 44.8% of all new construction projects, with applications extending to public buildings such as hospitals and office buildings.

III. Technological Innovation Enhancing Construction Efficiency

Fuzhou enterprises have significantly improved construction quality and efficiency through standardized design, factory-based production, and prefabricated construction. For example, steel truss floor decks integrate steel bars with base plates into a single unit, replacing traditional formwork processes and reducing high-altitude operation risks. Yuming Yuanda's automated production line, invested at 1 billion yuan, has an annual production capacity that can meet the needs of 1 million square meters of construction, achieving component tolerances controlled within millimeters. These technological breakthroughs make prefabricated buildings superior to traditional methods in terms of construction period, resource consumption, and environmental impact, aligning with the trend of green building development.

IV. Significant Social Benefits

The application of prefabricated buildings has created a green and livable environment for Fuzhou residents. Taking Xijin Jiayuan as an example, the project reduced on-site waste generation by approximately 60% through prefabricated components, lowered construction noise by more than 20 decibels, and improved space utilization through integrated design, increasing the usable floor area ratio of public rental housing by 5% compared to traditional projects. Residents generally believe that prefabricated buildings are "safe, comfortable, and smart," driving an upgrade in urban living quality.
