Depreciation Period of Container Houses
The depreciation period of container houses is typically 20 years, but specific judgments should be made based on their actual use and classification.

According to Article 60 of the Implementation Regulations of the Enterprise Income Tax Law of the People's Republic of China, the minimum depreciation period for houses and buildings is 20 years, and this provision also applies to container houses unless otherwise specified by the financial and tax authorities of the State Council. If container houses are used as permanent or long-term buildings, their depreciation period should adhere to the minimum standard of 20 years. This is because long-term-use container houses function similarly to ordinary houses, providing stable living or production spaces, and thus their depreciation periods should be consistent with those of ordinary houses.
If container houses are used as temporary buildings, the depreciation period may be adjusted according to actual circumstances, but it generally should not be lower than the minimum period specified by tax law. Temporary buildings have relatively short service lives and may need to be demolished or relocated due to project completion, site changes, etc., so their depreciation periods may be shortened accordingly. However, even as temporary buildings, the depreciation period of container houses should not be lower than the minimum period specified by tax law to ensure tax fairness and rationality.
If containers are regarded as 'implements, tools, furniture, etc., related to production and business operations', the minimum depreciation period is 5 years. However, this classification should be determined based on the functions and roles of container houses in actual use. For example, if container houses are mainly used for storing tools and equipment or as temporary offices, and their service lives and value depreciation are similar to those of ordinary implements and tools, they may be classified as 'implements, tools, furniture, etc., related to production and business operations' and thus subject to a 5-year depreciation period.
In practice, enterprises should reasonably determine the depreciation period of container houses based on their specific uses and classifications, in conjunction with tax law provisions. At the same time, enterprises should retain relevant evidence and materials for inspection by tax authorities.
