Cost Standard for Prefabricated House Foundations

Admin September 18, 2026

There is no unified standard for the cost of prefabricated house foundations, which varies significantly depending on factors such as foundation type, geological conditions, and regional differences. Below are the cost ranges for common foundation types along with specific case examples:

Cost Ranges for Common Foundation Types

  1. Rural Shallow Foundations: Typically cost between 80 and 300 yuan per square meter, suitable for small rural houses with good geological conditions and low load requirements.
  2. Brick and Stone Foundations: Cost between 1000 and 3000 yuan per square meter, suitable for small rural houses with stable soil and low loads. The material cost is relatively high, but construction is relatively simple.
  3. Concrete Foundations: Cost between 2000 and 5000 yuan per square meter, offering good stability and suitable for various urban and rural buildings. The material strength and durability are superior to those of brick and stone foundations.
  4. Reinforced Concrete Ground Beams: Cost between 3000 and 8000 yuan per square meter, requiring design based on geological reports. They are suitable for scenarios with complex geological conditions or high load requirements.
  5. Pile Foundations: Cost between 5000 and 10000 yuan per square meter, preferred for soft soil foundations or high-rise buildings. They transfer loads to deep soil layers through piles and require high technical expertise.
  6. Rock Foundation Blasting: Starting at 10000 yuan per meter, common in mountainous areas where blasting of rocks is required before foundation construction. The cost is significantly affected by rock hardness.
  7. Silt Layer Reinforcement: Cost between 5000 and 10000 yuan per square meter, requiring methods such as grouting or replacement to treat weak soil layers and ensure foundation bearing capacity.

Specific Case References
Take a 100-square-meter brick-and-concrete house with a strip foundation as an example. If ordinary concrete materials are used, the cost per square meter is approximately 350 yuan, totaling 35000 yuan. If the house area is expanded to 120 square meters, material costs will increase accordingly: steel reinforcement usage of about 1.5 to 2 tons, costing 9000 to 12000 yuan; concrete usage of 20 to 25 cubic meters, costing 8000 to 10000 yuan; and sand and gravel backfill costing 3000 to 5000 yuan. Additionally, labor costs for the foundation in ordinary rural areas are approximately 200 to 300 yuan per square meter, totaling 24000 to 36000 yuan for a 120-square-meter house.

Factors Affecting Cost
The actual cost requires a comprehensive assessment of geological conditions (such as soil thickness and bearing capacity), design requirements (such as load grade and seismic standards), material price fluctuations, and construction difficulty. For example, soft soil foundations require pile foundations or reinforcement, resulting in significantly higher costs than ordinary foundations; mountainous rock foundations require blasting operations, increasing labor and machinery costs; and labor and material costs in economically developed areas are generally higher than those in rural areas.
