How Much Do Modular Prefabricated Houses Cost?

Admin September 19, 2026

The prices of modular prefabricated houses vary depending on their type and configuration, and can be broadly categorized into the following three types:

1. Simple Modular Mobile Homes Simple modular mobile homes typically combine light steel structures with color-coated steel plates or sandwich panels, offering the advantages of rapid construction and mobility. They are suitable for temporary office spaces, construction site dormitories, and other scenarios. Their price range is between ¥1,500.0 and ¥3,500.0, depending on the size of the house, the thickness of the panels, and additional configurations (such as the type of doors and windows, insulation layers, etc.). For example, a standard single-story mobile home measuring 6 meters by 3 meters may approach the lower end of the price range if it uses ordinary color-coated steel plates without additional insulation measures; if it opts for fire-resistant rock wool sandwich panels or adds double-glazed windows, the price may approach the upper end.

2. Container Mobile Homes Container mobile homes are based on standard shipping containers and are transformed to serve as living or office spaces by modifying their interiors. They offer the advantages of structural stability and stackable transportation. Their price range is quite wide, from ¥79.94 to ¥7,030.0, and is mainly influenced by the following factors:

  • Condition: Brand-new containers are significantly more expensive than second-hand or refurbished ones.
  • Complexity of Modification: Simple modifications that only include basic insulation and ventilation are less expensive, while customized modifications that integrate water and electricity systems and offer high-end finishes are more expensive.
  • Size and Specification: There is a significant price difference between a standard 20-foot container and a 40-foot high-cube container. For example, the price of a second-hand 20-foot container without modification may be as low as a few hundred yuan, while the price of a brand-new 40-foot high-cube container equipped with an independent bathroom and air conditioning system may exceed seven thousand yuan.

3. Integrated Concrete Houses Integrated concrete houses are constructed using reinforced concrete poured as a whole, offering strong earthquake resistance and a long service life. They are mostly used for permanent residential or commercial buildings. Their prices range from ¥300 to ¥1,200 per square meter, with core influencing factors including:

  • Regional Differences: Prices are generally higher in areas with high labor costs and material transportation expenses, such as first-tier cities.
  • Structural Type: The design of single-story versus duplex structures, and the presence or absence of basements, significantly affects construction costs.
  • Finishing Standard: The price difference between a bare shell delivery and a fully finished delivery can be several times. For example, the construction cost of a bare shell single-story integrated concrete house in a third-tier city may be close to ¥300 per square meter, while the cost of a duplex fully finished house with a basement in a first-tier city may exceed ¥1,000 per square meter.

Summary: The price of modular prefabricated houses needs to be comprehensively evaluated based on their specific type, configuration, and usage scenario. It is recommended to clarify the budget range according to needs and then consult suppliers for accurate quotes.
