Cost of Container House

Admin September 15, 2026

The cost of container houses varies significantly depending on factors such as region, configuration, and materials, with prices ranging from 5,000 yuan to tens of thousands of yuan per unit, and the cost per square meter approximately between 800 and 4,000 yuan. Here is a detailed analysis:

Regional Differences Affect Costs

In North China (e.g., Hebei, Tianjin, Beijing), the cost of container houses is relatively low due to a mature industrial base and a well-developed supply chain. The price of a standard model (with 50/75mm rock wool insulation and basic electrical circuits) is approximately 6,000-8,500 yuan per unit; a 3*6-meter standard fully-furnished model (including floor covering and complete plumbing and electrical systems) costs about 8,500-12,000 yuan per unit.
At the Khorgos Port in Xinjiang, costs are significantly higher due to its border location, high transportation costs, and the need to meet severe cold and wind resistance requirements. The price of a thickened cold-resistant basic model (with ≥100mm insulation) is approximately 8,500-11,000 yuan per unit; a cold-resistant fully-furnished model (with double-glazed windows and bottom freeze protection insulation) costs about 11,000-15,000 yuan per unit, which is 15%-30% more expensive than in North China.

Materials and Configuration Determine Prices

In terms of materials, color steel plates are the cheapest but have poor sound insulation; rock wool sandwich panels offer excellent fire and thermal insulation performance but are about 30% more expensive; EPS core materials are low-cost but have weaker performance. The thickness of the panels and the color steel skin directly affect the price, and rock wool fireproof panels are mandatory for temporary construction sites.
In terms of configuration, a simple basic model (with one door, three windows, and basic electrical circuits) has a lower cost; a fully-furnished model (including floor covering, complete plumbing and electrical systems, and double-glazed windows) has a significantly higher cost. A two-story structure requires additional steel stairs, walkways, and guardrails, making it 15%-25% more expensive than the first floor.

Other Cost Factors

Transportation Costs: Calculated per kilometer, the distance from North China to Khorgos Port in Xinjiang is approximately 3,000-4,000 kilometers, and freight charges can increase the cost per container by several thousand yuan.
Additional Costs: Foundation treatment may account for about 15% of the total cost; the larger the project volume, the lower the unit price, while small-scale scattered construction has a higher unit price; in remote areas, labor and freight costs increase, leading to a higher unit price.
Second-hand and Rental Options: Second-hand container houses typically cost less than 10,000 yuan, with some priced around 5,000 yuan; rental prices are calculated per day, with daily rent starting at over 10 yuan, usually with a minimum rental period of 120 days, and freight charges are additional.
