Container Mobile House Prefabrication
Container mobile house prefabrication refers to a construction model where containers are used as the housing carriers, and the main structure and internal facilities of the house are prefabricated in the factory, and then transported to the site for assembly. The following is an introduction from the aspects of the prefabrication process, advantages, types, application scenarios, and market situation:

Prefabrication Process
On the factory assembly line, the entire building is divided into individual housing modules. The main structure, water and electricity pipelines, bathroom waterproofing, bathroom fixtures, cabinets, wardrobes, etc., are manufactured. Finally, they are transported to the project site and assembled like building blocks. For example, in a structural modular smart factory in Guangdong, a fully automatic production line over 400 meters long operates continuously. Welding, assembly, and grinding robots work in coordination, and AGV (Automated Guided Vehicles) shuttle back and forth in the workshop. A house is disassembled into six components: the bottom, top, and four sides, which are produced simultaneously on multiple sub-production lines and finally assembled into a complete container at the end of the production line.
Advantages
- Fast Construction Speed: The construction period is shortened by more than 60% compared to traditional construction. For example, a modular elderly care apartment manufactured in China and purchased by British merchants took only two weeks from factory shipment to completion of on-site hoisting and construction.
- Controllable Quality: The manufacturing accuracy is stably controlled within 1 to 2 millimeters. Moreover, the steel waste from standardized CNC cutting in the factory is only 3% to 5%, while the waste of construction materials on traditional construction sites ranges from 8% to 12%.
- Lower Cost: When building camps in remote mining areas, the cost of modular housing imported from China is about 30% lower than that of local construction.
Types
- Container-type Office Houses: Using standard containers as carriers, they are transformed into independent office units. Common specifications are 20 feet and 40 feet, and they can be used as a single container or assembled from multiple containers.
- Foldable Office Houses: Adopting a foldable structural design, they compress in volume during transportation and can be quickly unfolded on site. The unfolding time for a single set can be controlled within 30 minutes.
- Assembled Office Houses: Combining light steel keels with color steel plates, they are modularly assembled on site and can be flexibly expanded according to the number of people and functional partitions.
- Expandable Office Houses: Based on containers, side or end expansion cabins are added, increasing the usable area by 30% to 50% when unfolded.
Application Scenarios
They are widely used in engineering camps, government and enterprise temporary buildings, commercial pop-up stores, cultural tourism, emergency response, and other scenarios.
Market Situation
In the first half of 2026, the total export value of prefabricated assembled buildings under HS code 9406 in China was 2.79 billion US dollars, a year-on-year increase of 45%. Steel structure modular houses were the main export category, and overseas market demand maintained relatively rapid growth.
