Container House Roof Leak Repair

Admin September 16, 2026

The repair of roof leaks in container houses requires targeted treatment based on the cause of the leakage. The core steps include locating the leak points, treating the base layer, repairing the waterproof layer, and optimizing drainage, while also paying attention to the weather resistance of the materials and the standardization of construction.

I. Leak Point Location and Cause Analysis

It is necessary to prioritize the inspection of key nodes on the roof, such as the top plate welds, container body joints, areas around doors and windows, and low-lying areas with inadequate drainage slopes. Common causes of leakage include:

  1. Production-stage defects: Incomplete treatment of welds and aging or cracking of sealant in joints, allowing rainwater to penetrate through the gaps.
  2. Environmental erosion during use: Prolonged exposure to sunlight and rain accelerates the aging of waterproof materials, especially in areas where weather-resistant waterproof membranes or adhesives are not used.
  3. Failure of the drainage system: Insufficient roof slope or clogged drainage outlets, resulting in water accumulation that soaks the waterproof layer.
  4. Damage from later modifications: For example, when installing solar panels, antennas, or other equipment that penetrates the roof without proper waterproof restoration.

II. Repair Process and Steps

  1. Base Layer Treatment:
    • Remove loose materials, rust, and debris around the leak points to ensure the base layer is flat, dry, and free of oil stains.
    • For metal roofs, remove rust and apply an anti-rust primer to prevent rust expansion from damaging the waterproof layer.
  2. Local Repairs:
    • Welds/Joints: Remove the aged sealant and refill with weather-resistant silicone sealant, with a width of no less than 15mm to form an effective seal.
    • Small-scale damage: Cut out the damaged waterproof layer, clean the base layer, and then apply waterproof coating (such as polyurethane or acrylic) or lay a waterproof membrane patch with an overlap width of ≥100mm.
  3. Overall Renovation (for severe leakage):
    • Completely remove the original waterproof layer and inspect and repair any rust on the metal panels.
    • Apply waterproof coating or lay waterproof membranes (such as TPO or PVC), ensuring all joints are covered and extending at least 200mm up the vertical surfaces.
    • Increase the drainage slope (recommended ≥2%) to ensure rapid drainage of rainwater from the roof.

III. Material Selection and Construction Points

  1. Material Weather Resistance: Prioritize the use of waterproof materials that are resistant to ultraviolet rays, high and low temperatures, and aging, such as silicone sealant and TPO membranes.
  2. Construction Standards:
    • Avoid construction in rainy weather or when the base layer is damp to prevent delamination between the waterproof layer and the base layer.
    • Membrane laying should use the full-adhesion method or mechanical fastening method to avoid blistering.
    • Sealant application should be continuous and full, without bubbles or breaks.

IV. Preventive Maintenance

  1. Regularly inspect the condition of the roof sealant and reapply every 2-3 years.
  2. Clean drainage outlets and dust accumulation on the roof to prevent clogging.
  3. Avoid drilling holes or stacking heavy objects on the roof arbitrarily. If modifications are required, design a waterproof plan in advance.
