Tax Rate for Container House Rental

Admin September 17, 2026

The tax rate for container house rental needs to be determined based on specific circumstances, involving multiple tax types such as value-added tax, surtaxes, stamp duty, and income tax.

Value-Added Tax (VAT): If the container rental service is attached to real estate rental (such as the overall rental of containers within a specific site), and the real estate was acquired after May 1, 2016, a VAT rate of 9% may apply; if acquired before April 30, 2016, a simplified tax calculation method can be chosen, with a levy rate of 5%. If it falls under tangible movable property rental, the general VAT rate for taxpayers is 13%; for small-scale taxpayers, the levy rate is usually 3%. However, from January 1, 2023, to December 31, 2027, small-scale VAT taxpayers with taxable sales income subject to a 3% levy rate can have their VAT reduced to a 1% levy rate.

Surtaxes: Based on the VAT amount, urban maintenance and construction tax (with rates varying by taxpayer location: 7% in urban areas, 5% in counties and towns, and 1% in other areas), education surcharge (with a levy rate of 3%), and local education surcharge (with a levy rate generally of 2%, determined by local policies) must also be paid. The collection of surtaxes is based on the actually paid VAT as the taxable amount and is calculated simultaneously with VAT.

Stamp Duty: Container rental contracts fall under property rental contracts and are subject to a stamp duty of 0.1% of the rental amount. If the tax amount is less than 1 yuan, it shall be stamped at 1 yuan. The payment of stamp duty is based on the contract signing amount and is unrelated to the rental period or payment method.

Income Tax: If the lessor is an enterprise, its container rental income must be included in the total enterprise income for calculating and paying enterprise income tax, with a general tax rate of 25%. Eligible small and low-profit enterprises can be taxed at a reduced rate of 20%, while high-tech enterprises that require key state support can be taxed at a reduced rate of 15%. If the lessor is an individual, their container rental income is subject to personal income tax, with tax rates varying based on rental income, generally ranging from 20% to 40%. The specific applicable tax rate needs to be determined based on the income amount and local tax regulations.
