Container House Rental Requirements
Container houses can be provided for rental services upon approval and meeting certain conditions. Details are as follows:

I. Conditions for Legal Rental
Container houses must be in normal working condition and possess legal property ownership certificates and rental approval from the housing management department before they can be rented out in accordance with the rental policies stipulated by the national and local governments where the houses are located. Meanwhile, according to the Urban and Rural Planning Law of the People's Republic of China, temporary construction within urban and town planning areas should be approved by the urban and county people's government urban and rural planning authorities. If using a container as a house is considered temporary construction, putting the modified container into production or living use without approval not only affects the overall urban and rural planning but also poses significant safety risks. In such cases, the House Rental Contract signed between the lessor and the lessee shall be deemed invalid. However, if the construction is approved by the competent authorities before the end of the first-instance court debate, the people's court shall recognize the contract as valid.
II. Key Points of the Rental Contract
- Subject Information: Clearly define the subject information of both the lessor and the lessee, including names or titles, addresses, and contact details, to ensure the legal validity of the subject qualifications.
- Rental Property Details: Specify in detail the specifications, quantity, and purpose of the rented containers to avoid disputes in the future.
- Rental Period: Clearly define the rental period, with clear start and end times, and also agree on relevant terms for renewal and early termination.
- Rent and Payment: Clearly stipulate the rent and payment method, such as the rent amount, payment cycle, and payment method (cash, transfer, etc.).
- Delivery and Return: Agree on the conditions for the delivery and return of the containers, such as the delivery location, time, and acceptance standards upon return.
- Maintenance and Repair: Clearly divide the responsibilities for the maintenance and repair of the containers, specifying which party is responsible for daily maintenance and the bearing of repair costs.
- Liability for Breach of Contract: Agree on the liability for breach of contract, including the breach situations of both parties and the corresponding compensation liabilities.
