Container House Rental Agreement
The container house rental agreement is a legal document that clarifies the rights and obligations of the lessor and the lessee. Below is an overview of the key contents of the agreement:

I. Rental Item and Description
The agreement must specify that the rental item is a container house, including its main structure and internal facilities such as windows, electricity meters, leakage switches, air conditioners, and remote controls. Additionally, the exact location of the house should be clearly indicated to ensure that the lessee understands the specific details of the rental property and to avoid disputes arising from ambiguous information.
II. Rental Term
The rental term should clearly state the start and end dates, typically measured in years. Upon expiration of the rental term, the lessor has the right to reclaim the house, and the lessee should return it as scheduled. If the lessee wishes to renew the lease, they should negotiate with the lessor and sign a new contract 10 days before the expiration to ensure the continuity of both parties' rights and interests.
III. Rent and Payment Method
The total rent amount should be clearly stated, including both numerical and written expressions. The payment cycle can be monthly, quarterly, or annually, with each payment amount clearly marked. The lessee should pay the rent to the lessor's designated account by the specified time (e.g., the first day of each month/quarter/year). If payment is overdue, a penalty (e.g., 0.5% per day) should be paid according to the agreed ratio to ensure the lessee fulfills their obligations on time.
IV. House Use and Maintenance
The lessee should use the house reasonably, refrain from engaging in illegal activities, and properly maintain the house and its facilities. If damage occurs, the lessee should notify the lessor promptly and bear the repair costs. The lessor is responsible for the daily maintenance of the house to ensure its structural safety. The lessee must take their own fire prevention, theft prevention, and other safety measures, use electricity in a standardized manner, and refrain from improperly wiring to reduce safety risks.
V. Deposit Clause
The lessee should pay a deposit when signing the agreement, with the amount clearly stated. Upon expiration of the rental term and in the absence of any breach of contract, the lessor should refund the deposit in full. If the lessee fails to pay the rent or other fees on time, the lessor has the right to deduct the corresponding amount from the deposit to protect their legitimate rights and interests.
VI. Liability for Breach of Contract
If the lessee fails to pay the rent as agreed, the lessor has the right to demand payment of the penalty and terminate the contract. If the lessee alters the structure or purpose of the house without permission, they must restore it to its original condition and pay a penalty. If the lessee engages in illegal activities, the lessor may immediately terminate the contract and pursue legal responsibility. If the lessee sublets, lends, or sells the container without permission, the lessor has the right to terminate the contract and reclaim the house.
VII. Other Clauses
The agreement shall take effect from the date of signature and seal by both parties and shall be made in duplicate, with each party holding one copy. Any matters not covered herein shall be resolved through negotiation between the two parties. In case of disputes, the laws of the People's Republic of China shall apply, and if negotiation fails, the case may be brought before a court with jurisdiction.
