Do Container Houses Pay Property Tax?
Whether container houses are subject to property tax depends on the situation. Ordinary containers do not need to pay property tax, while containers that have been transformed into houses may need to pay it. Details are as follows:

Ordinary Containers: They are not required to pay property tax. Property tax is a tax levied on specific real estate properties. Real estate typically refers to places with roofs and enclosing structures (with walls or columns on both sides) that can provide shelter from wind and rain and are used for production, learning, work, entertainment, living, or storing goods. Although ordinary containers can be used for storing goods, they do not possess the complete structure and functions of real estate properties. Moreover, as movable storage equipment, they do not fall within the scope of real estate and are therefore not subject to property tax.
Containers Transformed into Houses: If a container is transformed into a house and used for residential or business purposes, and it meets the definition and nature of real estate properties, then the house may be subject to property tax. However, specific matters such as the tax basis and tax rate in this case need to be determined according to the regulations and actual conditions of the local tax authorities. For example, when determining the taxable amount, if it is assessed based on value, the formula is Taxable Amount = Original Value of Taxable Real Estate × (1 - Deduction Ratio) × 1.2%. The deduction ratio is usually set by the people's governments of provinces, autonomous regions, and municipalities directly under the central government, ranging from 10% to 30%. If it is assessed based on rent, the tax amount is the rental income multiplied by 12%. In the case of individuals renting out residential houses, the tax rate is 4%.
When paying property tax, one needs to go to the tax authorities where the property is located to declare the property tax, provide relevant property information, taxpayer identification documents, and other materials. After the tax authorities calculate the taxable amount, the taxpayer pays the tax according to the notice.
