Overseas Market Trends of Container Houses
Admin September 16, 2026
The overseas market trends for container houses vary by region and product type. Overall, China's exports of container houses have grown significantly, with price and cost advantages in the European and American markets, although fluctuations in freight rates may affect final costs.

US Market
- Strong Demand: The United States is China's largest buyer market for container houses, accounting for more than 20% of overseas orders. In the first half of 2026, the transaction volume of mobile prefabricated housing on Alibaba.com surged by 50% year-on-year, while customs statistics showed that domestic integrated housing exports reached $2.324 billion, up 47.9% year-on-year.
- Price Advantage: Taking a 40-foot expandable container home as an example, the ex-factory price of the bare house is only $15,800. Adding all costs such as sea freight, tariffs, inland transportation, and lifting, the total landed price is approximately $28,689, equivalent to just over 200,000 RMB. In contrast, local housing construction costs in the United States are high, with the cost of building a single-family home at about $165 per square foot. For a house of the same size, labor costs alone can reach $200,000, and the overall construction period can last from six months to a year. The comprehensive cost of Chinese prefabricated housing is only one-third to half of that of local construction in the United States.
European Market
- Wide Price Range: Prices for container houses in the European market vary depending on product type and configuration. For example, sandwich panel prefabricated modular housing travel trailers, expandable mobile micro-homes with wheels for European projects, have ex-factory prices ranging from ¥901.21 to ¥1,168.23; standard ex-factory prices for prefabricated housing, assembled container mobile homes, and cheap small houses for sale in Europe range from ¥19,359.24 to ¥32,710.44.
- Impact of Freight Rate Fluctuations: Recently, freight rates on European routes have declined. On September 4th, the market freight rates (sea freight and sea freight surcharges) for exports from Shanghai Port to European and Mediterranean base ports were $2,643 per TEU (20-foot container) and $3,442 per TEU, respectively, down 2.7% and 3.2% from the previous period. Fluctuations in freight rates may have a certain impact on the final cost of container houses.
Export Advantages
- Cost-Effectiveness: The popularity of Chinese container houses in overseas markets continues to rise, primarily due to their cost-effectiveness. The export growth of foldable houses is particularly notable. These houses are fully prefabricated upon ex-factory, with a small volume when folded and collapsed. A single 40-foot high cube container can hold multiple sets, significantly reducing the sea freight cost per set, with the advantage becoming more pronounced over longer distances.
