Maintenance Methods for Container Houses

Admin September 15, 2026

The maintenance methods for container houses mainly include clarifying the warranty scope, performing daily maintenance, conducting self-inspections when problems arise, adhering to usage specifications, and regularly inspecting and maintaining accessories.

I. Clarifying the Warranty Scope The warranty for container mobile homes typically covers three aspects: structure, enclosure, and utilities, with specifics determined by the contract. Structural elements such as the main frame and C-shaped steel welds generally have a warranty of 1 to 3 years; enclosure elements like color-coated steel sheets, doors, windows, and sealing strips usually have a warranty of 6 to 12 months. However, deformations caused by unauthorized drilling, overloading, or failure to reinforce after typhoons, as well as normal rusting and paint wear, are not covered under warranty. When accepting delivery, take photos of the warranty scope for archiving to avoid disputes during repair requests.

II. Performing Daily Maintenance In Guangxi, where humidity is high and the rainy season is long, the focus of maintenance is on drainage and rust prevention. Check the roof and gutters monthly for leaf blockages; inspect the door and window sealing strips quarterly for aging; repaint welds and bottom beams with anti-rust paint every six months; tighten bolts and inspect electrical connections annually, preferably with the assistance of an electrician.

III. Conducting Self-Inspections When Problems Arise Spend 10 minutes on self-inspection before requesting repairs; about one-third of minor issues can be resolved on the spot. For example, determine if a leak is due to joint seepage or panel damage—joint issues can be resolved with sealant; check if door locks have loose screws or foreign objects in the tracks; for tripped circuit breakers, reset the leakage protector first, then check for simultaneous use of high-power appliances; odors are often caused by water accumulation and dampness at the bottom—elevate the container and unclog drains to alleviate; for minor deformations, observe; for significant deformations, cease use immediately and contact the manufacturer.

IV. Adhering to Usage Specifications Do not alter the originally designed usage function; the floor load should not exceed the design value. Unauthorized installation, modification, or removal of wires, electrical devices, and equipment within temporary buildings is strictly prohibited. The use of high-power appliances such as induction cookers is prohibited, and flammable and explosive chemicals must not be stored in living areas.

V. Regularly Inspecting and Maintaining Accessories Welds on load-bearing frames must not be open; severely rusted welds should be derusted and rewelded. After repairing movable joints of components, apply anti-rust oil for protection. Promptly repair or replace components and panels that are bent or deformed. Promptly repair or replace doors, windows, and accessories that are broken or damaged.
