Container House Lease Agreement
The Container House Lease Agreement is a written contract that clarifies the rights and obligations of the lessor and the lessee. Below are the core contents and key points of the agreement:

I. Agreement Parties and Leased Property Information
The agreement must specify the legal names or names of the lessor (Party A) and the lessee (Party B), and provide a detailed description of the leased property's basic information, including its specific location, area, structural type (such as container frame structure), and the facilities already equipped within the leased property (such as bedding, appliances, etc.). This section should be filled out according to the actual configuration to ensure consistency with the delivery status.
II. Lease Term and Renewal Rules
The lease term should specify the start and end dates, typically measured in years. Upon expiration, Party A has the right to reclaim the property. If Party B wishes to renew the lease, they must submit a written application three months in advance, and a new agreement must be signed upon Party A's consent. This clause can avoid disputes arising from unclear ownership after expiration.
III. Rent and Payment Method
The rent must specify the amount and payment cycle (such as monthly payments), and agree on the payment time (such as the first working day of each month). Party B may choose to pay the annual rent in full to enjoy a discount, but the discount ratio must be specified. Late payments will incur daily penalties, and if the payment is overdue for more than three months, Party A has the right to terminate the contract and reclaim the property.
IV. Deposit Clause
Party B must pay a deposit at the time of signing the agreement, with the amount determined through mutual consultation. The deposit will be refunded in full by Party A upon expiration of the lease term and after Party B has settled all fees (such as utilities, damage compensation, etc.). This clause protects Party A's rights while constraining Party B to fulfill their obligations.
V. Rights and Obligations of Both Parties
- Party A's Obligations: Ensure the property is safe and suitable for use, undertake maintenance responsibilities; respect Party B's legal right to use the property and not interfere with normal residence.
- Party B's Obligations: Pay rent and deposit on time; take care of the property and facilities, not alter the structure or use without authorization; obtain Party A's consent if decoration or renovation is required.
VI. Liability for Breach of Contract
Clarify the circumstances of breach and compensation standards:
- Failure to fulfill obligations as agreed requires payment of penalties, and additional compensation is required if the penalties are insufficient to cover losses.
- If Party B subleases, is overdue for more than three months, or fails to return the property in good condition, Party A has the right to terminate the contract and demand compensation, with the compensation amount calculated based on the unreturned area (such as XX yuan per square meter).
VII. Dispute Resolution and Effective Clauses
Disputes should be resolved through consultation first, and if consultation fails, they can be brought to court. The agreement takes effect upon the signatures or seals of both parties, with two copies each, and any unaddressed matters can be supplemented by agreement.
