Container House Leak Prevention Treatment

Admin September 16, 2026

Leak prevention for container houses requires comprehensive handling from multiple aspects such as design, material selection, construction, drainage systems, and routine maintenance. Specific measures are as follows:

1. Design and Material Selection Optimization

  • Structural Stability: Prioritize the use of high-precision cold-formed steel sections as the framework to prevent seal failure due to container deformation.
  • Panel Selection: For roof panels, use galvanized color-coated steel sheets or ASA resin sheets with a thickness of ≥0.5mm, connected via interlocking or locking-seam methods. For doors and windows, select aluminum alloy or thermal-break aluminum products with EPDM (ethylene propylene diene monomer) sealing strips to enhance sealing performance.
  • Roof Slope: Design a slope of no less than 5% to ensure rapid drainage of rainwater and reduce the risk of water accumulation.

2. Key Construction Process Control

  • Foundation Treatment: Before installation, ensure the foundation is level and solid, with a horizontal error of ≤±3mm. Use concrete strip foundations or steel adjustable leveling legs.
  • Sealing Treatment: Install double-sided butyl waterproof tape around the joints and door/window frames, combined with weather-resistant silicone sealant. The sealant joints should be 6-10mm wide and free of bubbles.
  • Roof Waterproofing Enhancement: Lay SBS modified bitumen self-adhesive waterproof membranes with a thickness of ≥3mm at panel joints, extending ≥100mm to the eaves edge. Use self-tapping screws with waterproof washers for fixation, spaced evenly at 300-400mm intervals.

3. Drainage System Design

  • Rainwater Gutters (Eaves Troughs): Fabricate from stainless steel or galvanized steel sheets, with a width of ≥150mm and a depth of ≥100mm, installed at a slope of ≥2%.
  • Downspout Configuration: Recommend a diameter of 110mm, with at least one downspout per 30-40㎡ of roof area. The outlet should be positioned away from the container foundation to prevent rainwater backflow.

4. Routine Maintenance and Inspection

  • Sealing Component Inspection: Check the aging, cracking, or detachment of sealing strips and sealant every quarter, especially after temperature and humidity fluctuations.
  • Drainage System Cleaning: Clean rainwater gutters and downspouts monthly, with a focus on inspection before the rainy season to prevent blockages from leaves and sediment.
  • Metal Panel Protection: Regularly inspect the color-coated steel sheet surface for rust, scratches, or perforations. Small rust spots should be sanded, painted with anti-rust paint, and covered with waterproof tape.

5. Other Targeted Measures

  • Waterproof Coating Application: Apply polyurethane or epoxy resin waterproof coatings on the roof and walls, focusing on treating gaps and aged areas, suitable for small crack repairs.
  • Crack Dynamic Monitoring: Regularly inspect areas prone to leakage, such as corners, doors, windows, and the roof. Immediately repair any cracks or loose joints with professional waterproof materials or fixing patches.
  • Special Treatment for Foldable Containers: Add waterproof membranes or coatings to the roof and walls, enhance sealing at connection points (e.g., by adding sealing strips), and equip with emergency supplies such as waterproof cloth and buckets.
