Container House Foundation on Soft Soil

Admin September 14, 2026

The foundation requirements for container houses vary depending on their types. Soft soil foundations require targeted treatment based on the specific container type, with some types being placeable directly or usable after simple treatment.

1. Foldable Container Houses and Fixed Residential Container Houses
These container types have relatively low foundation requirements, only needing the ground to be leveled for direct placement. If conditions permit, pouring a cement floor and setting up drainage ditches can enhance living comfort. Their structural self-weight is light, and they are usually equipped with moisture-proof and anti-corrosion treatment at the bottom. Soft soil foundations can have their load-bearing capacity enhanced by laying gravel or concrete pads, without the need for complex foundation works.

2. Packing-Box Container Houses
They have simple foundation requirements and can use strip foundations, pier foundations, or be placed directly on the ground. Soft soil foundations require an assessment of load-bearing capacity. If there is a risk of settlement, stability can be enhanced by expanding the foundation base area or using reinforced concrete shallow foundations. Some projects use adjustable supports to adapt to minor foundation deformations through mechanical adjustments.

3. Residential Portable Panel Houses
They have higher foundation requirements, necessitating the pouring of concrete foundations and fixing the house to them with expansion screws. Soft soil foundations require foundation treatment, such as replacing sand and gravel, driving cement-mixed piles, or using pile foundations, to ensure the foundation load-bearing capacity meets design requirements. The concrete foundations for these container types are usually not reusable during demolition, so costs need to be considered during the planning stage.

4. General Treatment Principles

  • Geological Survey: Soft soil foundations require a geological survey to clarify soil layer distribution, load-bearing capacity, and settlement characteristics, providing a basis for foundation design.
  • Drainage Design: Container houses need a complete drainage system, and soft soil foundations require enhanced drainage measures to prevent foundation softening due to rainwater immersion.
  • Structural Reinforcement: In areas with high wind and earthquake resistance requirements, the overall stability of the house needs to be enhanced by adding ground beams, diagonal braces, or connectors.

5. Case References
A project in Baotou, Inner Mongolia, used packing-box container houses and met usage requirements on a soft soil foundation by laying a 300mm thick gravel pad + a 100mm concrete surface layer. A rural project in Jiangsu directly placed fixed residential container houses on a leveled site and adjusted the height of the container supports to adapt to minor unevenness.
