Container House

Admin September 10, 2026

A container-house lease/sale contract usually covers the following key items:

Parties to the contract

The contract must state the full legal names, addresses, contacts, and phone numbers of the lessor (Party A) and the lessee (Party B). This confirms each party’s legal standing, keeps identities clear, and supports later performance and communication.

Description of the container house

Cover house type (e.g., single-story or two-story); dimensions, stated precisely as length × width × height in meters; quantity—the number of container houses leased or purchased; fit-out, listing included furniture, appliances, and other facilities; and condition, recording the current state of the house as a basis for handover inspection and liability.

Lease/sale term

State the start and end dates and calculate the total term in days. Also provide that if Party B wishes to renew after the term ends, it must notify Party A one month in advance and sign a renewal agreement, protecting both sides.

Rent and payment method

Set the rent amount (USD/month/container) and the payment method, such as bank transfer or cash. Require Party B to pay that month’s rent by a specified date each month, and state the late-payment penalty rate to encourage timely payment.

Security deposit

Party B must pay a deposit to Party A in a lump sum when signing. The deposit is a stated percentage of total rent. After the lease ends or the contract is terminated early, Party A refunds any remaining deposit without interest once it confirms there is no damage or after Party B has paid for repairs, protecting Party A’s house and fixtures.

Use and maintenance

Party B must use the container house reasonably, care for the house and attached facilities, must not alter the structure without authorization, and must not sublet or lend the house to others. Routine maintenance and repair of the house and facilities are Party A’s responsibility and cost; damage caused by improper use by Party B is repaired at Party B’s expense, clarifying each side’s duties on use and repair.

Termination and cancellation

If both parties agree to end the contract early, they must do so in writing and complete the related formalities; when the lease term expires, the contract ends automatically; if one party breaches so that performance becomes impossible, the other may terminate early—covering the main grounds for ending the contract.

Dispute resolution

The signing, performance, interpretation, and dispute resolution of this contract are governed by the laws of the People’s Republic of China. Disputes arising during performance should first be settled through friendly negotiation; if negotiation fails, either party may sue in a court with jurisdiction, providing a path to resolve disputes.

Other terms

This contract is made in two copies, one for each party; it takes effect on the date both parties sign (or affix seals), clarifying the number of originals and the conditions for effectiveness.
