Construction of Houses Using Prefabricated Panels

Admin September 19, 2026

Houses constructed using prefabricated panels are built primarily with prefabricated panels as the main components. They are characterized by low construction costs, short construction periods, but poor earthquake resistance and weak overall integrity. The current disposal approach follows the principle of 'adapting measures to local conditions and implementing differentiated strategies,' rather than a blanket demolition.

Construction and Characteristics of Prefabricated Panel Houses

Prefabricated panels are cement components manufactured in factories. They are formed by nailing wooden models, arranging steel bars, and pouring cement, and are divided into solid and hollow types. These houses have lower construction costs and shorter construction periods, but they suffer from poor overall integrity and insufficient earthquake resistance, with their seismic resistance level typically lower than that of cast-in-place structures. Additionally, prefabricated panel houses have issues such as poor waterproofing and seepage resistance, inadequate sound insulation and thermal insulation, difficulty in structural modification, and a lack of humanized room design.

History and Current Status of Prefabricated Panel Houses

Prefabricated panel houses originated in the early 20th century and were primarily used for floor slabs and roof insulation layers. In China, residential buildings constructed before 1985 often adopted this structure, mainly built in the 1970s and 1980s by state-owned enterprises and government institutions to address employee housing needs. With the development of construction technology, cast-in-place concrete and prefabricated buildings have gradually replaced traditional prefabricated panel houses. In 2023, relevant Chinese authorities stipulated that the construction, renovation, and expansion of prefabricated panel houses and other buildings that do not comply with current standards are prohibited within urban construction land areas.

Disposal Policies for Prefabricated Panel Houses

Since 2022, China has implemented renovation policies for old residential areas, focusing on repairing and renovating prefabricated panel houses and only demolishing buildings that meet the criteria for dangerous structures. The current disposal of prefabricated panel houses follows the principle of 'adapting measures to local conditions and implementing differentiated strategies,' rather than a blanket demolition. Priority for demolition is given to prefabricated panel houses with damaged main structures, inability to withstand natural disasters, impact on municipal planning, or located in prime urban areas. The service life of prefabricated panel houses is generally 30 to 50 years. Those exceeding this lifespan are prone to structural aging and are classified as dangerous structures requiring demolition or reinforcement.
